Excellent accommodation. The owners clearly care about the place and have furnished and decorated it with flair and made it feel like a true home. The kitchen in particular was very well equipped.

Leafy Nook was a fab place to stay, bit of a steep road to reach it but definitely worth it. Only a 5min walk down to Ambleside shops and id say 1015min walk back up because of the hill. At leafy Nook, Set over a beautiful waterfall , a balcony to have a brew on, watch the birds in the trees. The house itself was very well equipped for everything possible, kitchen utensils, lots of spare plates bowls etc... the 2 tvs were a great hit with the kids for Netflix and amazon sign in using your own details Bathrooms are very modern, spotlessly clean, can not fault anything about leafy nook, would 100 recommend and stay again. Only thing would be, the allocated parking in the garage would be tight if you have anything bigger than a ford Kuga. It's doable but your boot hits the roof when you open it and it's quite snug fit to get in. Still, an absolute fabulous place to stay. Thank you.

The property matched the description a few bulbs to replace a small leak on a radiator and a kitchen unit door hanging on one hinge otherwise ok the property was initially cold downstairs on arrival and quite dark all day due to location under tree cover balcony did get an hour of sun one day so lights on most times. The two biggest issues were no change of linen and towels at end of our first week despite asking in writing that they would be provided and a continuous issue with moths coming out of carpets and up walls on arrival there were 27 squashed on walls and they kept coming for the entire two weeks! Unlikely we will return ! Sykes contacts hmmm no offer of rebate due to issues ? Local support did fix light and cupboard door but nothing else access to parking was interesting !

Gorgeous property. Cozy and great location. Has everything you could possibly need. There is good WiFi which is vital as the general area has poor phone reception. The only problem is the TVs in the kitchen and downstairs don't really work as they have terrible reception,often none at all. The lounge tv has variable reception too. Otherwise it was perfect and will definitely book again.

Third time in Leafy Nook the kitchen and dining room have been knocked through and modernised since our second visit. Its lovely! If youre tv addicts the lounge tv is fine with a little sketchy reception, the dining room tv only delivers Netflix, Disney if youve got it no regular channels. Tv in bedroom dont bother

Beautiful home with amazing views of Stockghyll Beck. The kitchendiner and living area are warm and comfortable and has everything you could need. The bedrooms downstairs are a little cool but we prefer that anyway. The shower in the en suite could do with being replaced, it kept falling down and the water flow was poor. Overall a wonderful place to spend a week in the lakes.

This is our third visit to Leafy Nook, and the space remains a great location for a family holiday. I would recommend the bedrooms are given an upgrade to be more modern and in keeping with the kitchen and living areas. This is especially true for the bedding plus duvets and linen do not fit properly. Overall a great location and space for a break in the Lakes.

This is a return visit we were so impressed last year by the high standard and beautiful house, we booked again. And it lived up to both our memory and expectation. The house is both beautifully presented, thoughtfully equipped and the waterfall is something very special. The parking and tight turns can be daunting but are worth it for this house that kept cool in the hottest weather we had.

We had a really lovely stay in Leafy Nook. The apartment is even better than it looks in the photos very spacious, high quality furnishings, well equipped and spotlessly clean. A good sized undercover parking space. About a 10min walk into Ambleside, uphill on the way back. Highly recommended.

Lovely holiday accommodation a 10minute walk from the centre of Ambleside with all the comforts and modcons you could ever need. A dedicated parking space is also a bonus. The waterfall outside the balcony is a delight, a perfect place to sit and relax with a drink after a busy day exploring the Lake District.

This is a great property close to the town centre. It is very well equipped and comfortable. The waterfall running past the apartment also it it character. It is in ideal walking distance of Grasmere & Troutbeck and close enough to drive to the key sites in the National Park. We had a lovely holiday here, thank you!

The flex on the iron is worn in places and becoming a risk. I think you should provide a hand towel for the upstairs toilet and face flannels with the towels downstairs. Otherwise extremely enjoyable, as always.

Beautifully furnished apartment, especially loved the homely kitchen, in a great, peaceful area of Ambleside. Bit of an up hill climb from town, but through such a pretty area you dont notice the hill! Couple of little niggles upon check in, but Steve from Heart of the Lakes sorted everything very quickly and smoothly. All round a super place, and great service. Thank you.

In a great location. We brought our 7 seater estate car so negotiation of dedicated car port gave issue initially but we good drivers tend to learn quickly. Rooms are dark due to wrap around veranda and tall trees, bathrooms without natural light, but the space and sound of the mountain brook made up for it. We expected a welcome pack of small jar coffee or tea, cake, biscuits like every other place we've stayed at and we didn't find the milk until much later after heading straight to shops for some! The microwave is low power because I had to cook my porridge for 3 minutes longer than usual!. The pendant lamp shades above the breakfast bar are too low as we banged our heads on them every time we sat there. There was a smell mostly in small double bedroom next to main bathroom, we think backing up from toiletsceptic tanks? Also smell in other bedrooms. Hope this helps. All in all a good stay.

This is a beautiful apartment. I could live here. There were two days when there was a problem with electrics shorting out. Luckily the weather was lovely so we were out most of the day but it took from my reporting no electricity at 10am to them fixing it at around 3pm. On our last day, we were up at 4.30am. It was very dark downstairs, there were no lights working and the ensuite and family bathroom were in complete darkness. Upstairs, some lights but no sockets working. We had to wash in the upstairs loo and pack in the dark. Luckily I found a socket in the kitchen cupboard was working so we could eventually get a coffee and breakfast. I reported this at 9am when the office opened. Otherwise the property was a pleasure to live in even if for a very short time.

We love leafy nook and this is our third visit to the same property in 5 years. This year the additional kitchen diner refit made a huge difference to our time spent in the home. We usually visit in summer and an autumn trip was booked with caution, but even with the odd rainy hour, we made use of the snug sofa and large table with a TV in the room to all be together and enjoy some quality time.

We very much enjoyed our stay in Leafy Nook and would be keen to return.

Beautiful property, have stayed at the Falls on many occasions and this has been our favourite. Lounge was lovely and comfortable and great being next to the waterfall. The kitchen had everything we required. Definitely stay there again.

Some comfortable reclining chairs on the balcony would make it really nice to sit out listening to the water. The current chairs are a little upright and rigid so more relaxed chairs would be a bonus. Everything else was perfect and we will be back again!

Lovely, well equipped, spacious property in a great location with the added bonus of off road parking. We have stayed here many times before and upgrade of the kitchen to a kitchendiningliving area is a real improvement. Although property is advertised to accommodate 5 it does have 3 double bedrooms one is a small double bed with access only on one side so can accommodate 6.. Ambleside is close by and provides an excellent bus service throughout the Lakes. We would highly recommend this property and will be returning.

Leafy Nook was an absolute gem of a place to stay. Situated perfectly in close proximity to Ambleside town centre with all amenities within a sort stroll away. Excellent place to just park your car and explore the surrounding area. Plenty of family friendly walks from Ambleside, a place we have frequented over many years. The accommodation itself was clean, modern, well equipped and extremely welcoming, a bit like home from home. There were 3 HD TVs in the accommodation which were not mentioned in the description this was ideal as there was no fighting over TVs in the evenings! If there are any criticisms to be made and this is nitpicking and did not really affect us much, radio reception was poor and virtually nonexistent in the lower ground floor. The property is not really suitable for people with physical disabilities as there is no wheelchair access and the rooms were downstairs. There was a bit of noise coming from the accommodation upstairs not a problem in the night as the sleeping arrangements were all below the ground floor. In summary pleasantly surprised with the visit and will definitely consider staying again in the near future! Many thanks to the owners for a great stay!

Overall the property more than met our expectations for comfort, standard and quality of furnishings etc. , The kitchen is well stocked with crockery, cutlery and utensils. When we arrived several light fittings weren't working due to the bulbs but there were no replacements available. It would help if the maintenance team checked these before leaving. Instructions for the dustbins would have been useful. We eventually found them.

Cottage was very clean,up to date and everything in it that was needed. We only took one car as stipulated and there was parking allotted to our cottage. Walking into town for people with walking difficulties is a bit tricky but it only took 5 to 10 minutes and there is no handrail going down stairs to bedrooms but overall we were very pleased with cottage and would definitely return.

The parking description is a bit disingenuous because there are very few visitors spaces and no obvious off road parking. Also, no mention of height restrictions on car port space which isnt signed either. The tumble drier function on the washer isnt working very well and the DVD player has a strange buzzing noise. Otherwise it is a nice spot with the river position being a bonus.

Lovely, homely property. Very well equipped for my family group which ranged in age from 12 to 82.
