This cottage was ideal for us and our dog. The garden across the road was a bonus. The cottage had everything we needed, was clean, the bed was extremely comfortable and for us we felt very relaxed and at home here. Parking was a bonus to have, room for two cars. The cottage is only a fifteen minute walk into Ambleside and all its delights. It is near to some very good walks, the walk to Grassmere i can recommend, especially the pubs at the end of it ! The bus service in the area is very good, we used it a lot. In the week here we only used the car once. I would definitely recommend this cottage for using as a base to explore the Lakes.

We had a great time at the courtyard cottage. We loved the beautiful garden near the water. The house was great, dogfriendly, clean and had everything we needed. While Ambleside was a bit more bustling than we prefer, this was not an issue as there were numerous opportunities to enjoy the beautiful surroundings and also the walks directly from the house.

Clean and comfortable accommodation with everything you need for self catering. Having a dedicated parking space is an added bonus. Ideal for walking distance into Ambleside.

We thoroughly enjoyed our time at Courtyard Cottage and would happily return againsuperb base for exploring the Lakes. The cottage was excellent and extremely clean and well maintained. The local bus service is excellent and would highly recommend to avoid high parking charges and lack of availability at busy times. A couple of hopefully helpful comments as very reluctant to appear critical A flymidge screen would be useful for the rear door A grab rail or two would really help in the showerI have a neurological condition that affects my balance and planned ahead by bringing suction grips which thankfully worked fine but as reassurance to others think would be a good addition. My husband and I thoroughly enjoyed our stay at Courtyard Cottage. Property is very well equipped and comfortable. Good location. Bus stop very close and bus service was regular and reliable. Would stay there again.

A wonderful cottage. All of the furniture is comfortable, all of the equipment in the kitchen works really well, and the bathroom is spacious with a lovely walk in shower. We thought the road noise might be a nuisance as it is right on the main road, but we didn't notice it very much. The garden wall is at such a height that you can't really see the traffic either, so it was fine. It's in a great spot for driving to other areas, and there is a half hour stroll on a safe pavement into Ambleside with great views all the way.

Probably the best equipped cottage we have stayed in. Great location for walk to town or bus there and back. Road noise was an issue if sitting outside as was the speed of traffic passing. Shower was very good , but for us the bed was on the soft side. No privacy in the main bedroom and no window locks to allow fresh air in.

We had a fantastic week in the cottage! It was very comfortable, well equipped and great location! The WiFi worked great, it was great having a car parking space and it was convenient for walks right from the cottage. We would recommend this place to anyone!

An absolute gem of a property. The house was cosy, beautifully decorated and immaculately clean. The location is perfect, allowing easy walks into Ambleside and through the surrounding hills, with superb views. Local bus stops just a few metres from the house, which was so easy to use & saved driving. We will definitely book this property again. Highly recommended.

Great location within easy reach to some great walks. The cottage was well equipped and extremely clean and well presented . It was lovely, warm and welcoming Enclosed garden at front was great as we had our dog with us so didnt have to worry about him getting out. Would definitely recommend and would stay here again

Once again we had a great week at Courtyard Cottage. The house was very welcoming when we arrived and lovely and cosy to relax in during these dark nights. We have stayed here a few times now and found everything we needed for our stay. In fact we have booked again and look forward to going back in about 6 weeks time. There was only one problem we had and that was the shower was very slow to drain as the week went on. We left a note for the cleaner to advise of this problem when we left on Saturday morning.

Only have one 'gripe', a full length mirror would have been very helpful. The bed is the most comfortable we have experienced in any cottagehouse let. We looked forward to our evenings here, very relaxed, quiet and comfortable. Definitely recommend.

Great cottage to spend a breaj in the lake district. One point for improvement, the couch...

The property is ideally located with ample parking and the accommodation internally is generous. We enjoyed our stay very much. The only thing we hated was the double bed mattress really needs renewing as it has a terrible camber and left us aching each night. Also pricewise it is probably about 70 too much for the week we stayed given whats actually available on site compared to others we have stayed at in and around ambleside. Can we also suggest fitting a post box to the outside of the yard as the postman caused a right cafuffel with our dog nearly running out onto the road for the skate of a dominoes leaflet even though we had the gate bolted.

Beautiful cottage in a great location. Very well equipped. The bed was super comfy which is a rarity in a holiday cottage. Had an issue with the shower not draining which was reported on Saturday morning and it was fixed same day. Had a fantastic holiday

We had a lovely week at courtyard cottage, the property was clean and comfy and had a lovely garden. The location of the property was also ideal to walk into Ambleside or to the lake and get the boat. We loved our stay here and will be back!

Had a really lovely break at Courtyard Cottage. Road is noisy during the day but quiet at night. Cottage was comfortable and clean and the shower was wonderful. Only about 1015 min walk in to Ambleside too. Well definitely be back.

Wonderful little cottage! We stay every year and it is the first time we have stayed in winter. On arriving, the cottage heated up well and the boiler was easy to use. The facilities are fab and as described! Loved it! Will book again next year!

This is our second visit to Courtyard Cottage and again enjoyed our stay. Ideally situated close to Ambleside and all amenities. Cottage is very comfortable and warm with anything you could possibly need. We hope to return in the future. We had only one complaint the gate into the property was hanging off when we arrived due to the wood having rotted on the gate post and despite having reported it twice to the office was still not fixed when we left. It is quite a heavy gate and since it is only held by the spring is now quite dangerous. Hence the low score for maintenance.

You are totally aware of the problems we immediately encountered on our arrival at our holiday cottage Courtyard Cottage, Clappersgate. Firstly, it was absolutely freezing and we could not find any controls for the heating and this was on a cold winter's day!. Eventually we found the boiler no assistance nor information on heating controls etc in the owner's manual!!! Managed to turn boiler on and get some heating on the go however upstairs radiators DID NOT WORK! We informed you of this immediately. We had to wrap a large blanket around us for the rest of the evening as we were freezing cold. ABSOLUTELY UNACCEPTABLE THAT NO ATTEMPT TO HEAT THIS PROPERTY WAS MADE BY YOU OR THE OWNER!!!! Shocking. Secondly, when trying to turn on TV smart there was no connection to wifi. Followed brief instructions in owner's manual but these were useless. Having telephoned you again because there was no wifi and Mr Vipond needed this for his work, you eventually got in touch with owner who advised that there actually had just been a new wifi connection Vodaphone installed but there was no instructions at all or reference to this why not?? very misleading. Mr Vipond proceeded to follow some instructions he found on the windowsill beside router HOWEVER, the wifi would still not connect EVEN WHEN THE OWNER SIMPLY PROVIDED BASIC INFORMATION. Mr Vipond is a digital forensics investigator and after troubleshooting this particular problem in the freezing cold conditions, he realised the connection that was recently installed was intermittent and needed proper secure installation. Mr Vipond managed to get a temporary secure connection but Vodaphone needed to come back for the owner's sake and for further guests not to have similar problem. Somehow, you Sykes have not acknowledged these problems and the owner seems to have been absolutely indifferent to our plight and Mr Vipond's work on making good the facilities at this property!!!! We are aghast that no apology for our freezing cold conditions and no gratitude for the work carried out and no apology for the misleading instructions in owner's manual!! by Mr Vipond to make good the wifi connection has been acknowledged!. WE asked for a refund but were totally rejected by you and by the owner!!!! This is not how we expected to start our wellearned holiday and this is absolutely NOT HOW WE EXPECTED TO HAVE BEEN TREATEDIGNORED and that NO REFUND HAS MATERIALISED. We would welcome your comments once more.

Came to the lakes to celebrate my husbands birthday. Cottage was lovely and clean, really comfy beds and everything you need for a self catering holiday. Cosy rooms and fab log burner. If your on the tall side the one single bedroom in the roof space has quite low ceilings. Only small issue would be the sound of the traffic from around 6.307am as cottage is just off a busy main road. Cottage is really close to Ambleside and if you don't want to walk or drive , taxis are excellent and readily available. Lovely little courtyard to sit out in and quaint garden just over the main road to overlook the river. Would definitely return.

A lovely, well appointed cottage in an excellent location. The only minor negatives were a bit of noise from the road and the low ceiling height in the upstairs bedrooms.

Charming, comfortable cottage which is very well equipped. Super comfy beds. The kids especially liked the beds on the mezzanine area. Bathroom is modern with a fabulous shower. Has everything you need to make your stay very comfortable. Only very minor negatives were a big splash of bird muck on the kitchen window which had been there for some time. Also, it would be good to have at least one spare toilet roll.

There is a big problem with ants they are everywhere. Single beds up in the attic fine for kids but a no No for adults constantly hitting heads on beams. No where to hang clothes upstairs and have to share a chest of drawers. On a busy road, very noisy from early morning. French doors is living room very drafty . Kitchen very well equipped, comfy sofas and beds. But sorry we won't return.

A lovely well equipped cottage. Super comfy bed. Good parking. It was very cold when we arrived and it took some time to fathom out how to get the heating on but we managed with the help of the management staff. A thermostat on the wall would be so much easier than pushing buttons on the boiler or maybe a card with simple instructions?

We had a great stay over the new year and couldn't find fault with the cottage at all. Very well equipped and hands down the best power shower in Ambleside. We would and have recommended the cottage to friends and would certainly stay again.

Just got back from our Christmas break at the courtyard cottage. We instantly felt relaxed extremely cosy,.home from home . Excellent well equipped kitchen, good quality bedding and comfortable beds. Looking to rebook again in the near future

We thoroughly enjoyed our stay at Courtyard Cottage. It was very comfortable with everything that we could possibly need during our stay. We only had one slight problem which was that the clock on the central heating boiler was at the wrong time. Hence the heating was on at odd times. We managed to put the heating on manually when required as we didn't know how to change the clock time. It looked as if there may have been a power cut. We left a note on the work top to bring this to the cleaners attention.

Lovely location, lovely accomodation, very well equipped. Had to cross a busy road to get to the garden, which really should be mentioned, particularly if children are staying.
