Great property to explore Ambleside and the surrounding area from. The property is clean and well maintained, with all the facilities required for a great stay.
This was an ideal property for us, being a father and sister in law, due to the layout and two bathrooms. We found it comfortable and well equipped. A little over looked due to its proximity. Needed some uncarpeted areas to be truly dog friendly . Thank you for a lovely stay.

A very comfortable and well maintained cottage very near to Ambleside Town centre. Well equipped kitchen short of nothing. Property kept very clean and furnished with plenty of pristine bedding and towels. Highly recommended.

A nice property but in need of T. L.C. Needs decorating. Peeling paint on bathroom window frame. Some radiators are rusty. Had a short battle with the ants in the bathroom I won lol. I didn't know how close all the other properties are and you are overlooked by many of them so blinds are needed. Especially since the guests next door have to walk past the living room window.
An excellent ground floor flat with two en suite bedrooms. Really handy for walking into Ambleside town. Very central to travel nearby towns and walks.
This was a lovely ground floor annexe perfect for two couples and a dog. The accommodation was comfortable and cosy with plenty of radiators to keep us warm. Adequate facilities in the kitchen. Very comfortable beds. Great to be able to park right next to the property. Loved the location we could walk into Ambleside in ten minutes.

Its the third time we booked this cottage, in November, but this time being cold weather outside the bedroom with the outside door i it was freezing my partner three it was a very cool bedroom so we have to put extra blanket on the bed and pillows against the door. Stop the cool draft blowing through and the bathroom. With the bath in it the radiator was not working.. it is a lovely property but not for winter months ,for a family .

Clean and tidy, nice furniture, everything you needed, easy walk into town. Could do with a squeegee as water stays at back of shower and bathrooms need sprucing up. I would come again.
Pity I cant give a zero star review and upload pictures. Despite the fact that this has been mentioned many times before on reviewsguest bookand other sites the level of cleanliness is unsatisfactory. I find the pics misleading, not the same curtains in bedroom, walls are not clean an pristine, dirt incrusted showers, all bathroom equipment is rusty, mirror included, the outside space is not really a patio.The hoover stinks, the carpet is stained, the high chair requested had mouldy straps on it, the outside furniture, not same as pics and was unusable at our arrival, I had to clean it and scrub it myself, and they were still filthy because the furniture needs replacing. when I mentioned the cleanliness and the outdoor furniture to Sykes they replied that I should have let them know to give them a chance to rectify, but its in the contract that they have to provide a clean and maintained house, not up to me to let them know. We came back to find ants in the en suite one evening. There was no mention to us that there was an ant problem before our arrival and that something had been done about it. It was only by reading the guest book that we realised the previous guest had the same issue in the other bathroom. And after checking we found the ant powder on the side of the bathfloor. That bathroom was used for my 2 year old son who could have easily ingested it or come in contact with it directly or indirectly, same for our dog. This is unforgivable, and major health and safety issue in my eyes, we should have been notified, I spent the rest of my holiday worrying. The reply to my complaint was a 30 refund offer for our troubles and basically passing the blame onto the owner or us in the case of cleanliness, yet I paid almost 800 for the holiday. Also beware that they have no real complaints procedure and they believe themselves not responsible of anything.
I have already submitted feedback. Check your records. There is no point raising an issue with this company because it's either ignored or forgotten about.

We really enjoyed our stay. Our only criticisms are that the description suggests there is a garden but there is not. It is just a shared slabbed area at the front of the property which is not enclosed. Secondly on the day we arrived i received a message to say that there was scaffolding on the property but not to be alarmed as it would be removed on the Monday. Unfortunately it was not removed until the Friday and made the cottage seem very dark inside during our stay
Property very comfortable with all the facilities listed. We enjoyed our stay and would certainly consider booking again. The property would benefit from a lick of paint and a good clean. A description of the 'smart hub' feature on the tv should be included in the property description fixed to the kitchen wall and in the Lake Lovers folder.

As previously mentioned not dog friendly at all gate needed. Full refurbishment and deep clean needed. I pulled the drawers out in the bedroom to plug in MY HAIRDRYER and there was plaster and dust behind not just recent looks like months.Theres an inflatable dinghy or paddle board but not a simple thing like an hairdryer. WHY it has been mentioned in reviews many times . The drain in the shower cubicle needs cleaning out as its like a paddling pool also the wall behind the cooker needs cleaning thoroughly as its covered with cooking fat splashes not very hygienic. I would say get different cleaners in as they are not doing their job thoroughly. All skirting boards need cleaning I didnt move the settees as I was afraid what I would find. All in all it was handy for the town and commuting when we actually found the cottage not too easy.
Lovely location. House needing a bit of TLC! Would be ideal if there was a closed gate between Holly Cottage to give a bit of privacy and separation, especially with dogs so you could sit outside .

Yew Tree Cottage is a lovely cottage for families. It is compact, but well appointed. Very close to Ambleside centre and parking for two cars. The cottage was nice and clean and had all the amenities that we needed. This is the second time we have stayed in Yew Tree and I am certain we will go back in the future. The HotL staff in the office are very kind and efficient. Thanks you for having us!

We have stayed at yew tree a number of times. It was generally very clean but notice some mold in the bedroom and on the doors. Don't know if we will rent it again as your prices for next year are might to high. 40 more than we paid this year.
The cottage was lovely warm and comfortable, the carpet could do with a clean. On arrival at the local office to collect the keys I must say the customer service skill were very poor, it was like she could not be bothered no welcoming to the Lake District no have a nice holiday very disappointing,
Cottage was clean , well equipped, great position and furnished nicely. As its dog friendly, they need a small gate on the garden entrance!
The front door needs a paint. The back door was impossible to lock from outside. A couple of fans would be useful for very hot weather. A couple of loungers for outside would also be nice.

We have been using Heart of The Lakes for a number of years, over 20 holidays and are booked again for October. Unfortunately with the huge increases in pricing, I don't think we will be using Heart of The LakesSykes again. Profiteering during this Covid Pandemic is obscene.
