The apartment was well laid out and had had well appointed furniture. We were there during a heatwave and it would have been good to have a couple of fans. We couldn't make the dishwasher work. Wonderful view over Ambelside. Lots of noise from the pubs, but it didn't bother us ... plus it was while England was still winning in FIFA!

This is a fantastic large apartment located close to the town centre albeit up a steep bank with plenty of amenities. Its mostly really well decorated has a modern feel is clean and tidy and has a fantastic view of the town from the lounge window and the small terrace with tables and chairs. Parking bays are a little tight but close to the main entrance door which includes a lift to each floor. Sofas are really comfortable as was the double bed, smart TVs in both the lounge and kitchen are great as you usually dont get this facility. Plenty of storage room, large entrance hall and its really quiet and private. We did find several maintenance issues hence the 4 star rating which really do need to be addressed. These included the mouldy silicone seals and grouting on the tiles and chipboard boxing sections in both the upstairs bathroom and the downstairs toilet. Otherwise, these areas are immaculate. Also, the outside patio needs jet washing or some sort of solvent applying to clean up the stained flags. Some of these issues were previously mentioned in the visitors book by previous tenants so are old problems. In addition, one of the windows catches in the double bedroom is broken and will not shut leaving gusts of wind to blow into the room. Fortunately, we were able to carry out a temporary fix using cling film tying it to the adjacent window catch. The other downside is that you cannot check in till after 5pm the norm is 3pm which means that Saturday is a bit of a wash out if you want to get in a walk locally or even do the shops in town it would be nice if this could be altered. We would definitely stay here again and recommend it to friends and family.

Well equipped apartment with great views over Loughrigg. We have stayed in this complex before so knew roughly what to expect. We agree a washing machine would be useful ,especially as we were spending two weeks away from home ,but would be difficult to find suitable space for it. Very peaceful accommodation and we had no problems with parking ,so would definitely book this apartment again .

Comfortable stay for 6 adults. Well equipped. Kitchen a little tight if you spend a lot of time there. Good access to town down a steep path. Parking no problem and was able to use a guest space every day. A few minor issues for maintenance to fix but they would not impact on your stay.

Great location for stay in Ambleside. Apartment had everything we needed and plenty of space. Parking spaces were tight, but everyone parked considerately.

We my son and I have stayed at this property on three occasions now and we really enjoy everything about it. In fact when we arrived this year I jokingly said, as we entered, Were home as thats how comfortable we feel. The accommodation has everything you could need for your holiday. For us its a central point for our hiking days. Whats also great is that its two minutes down a path and youre into the middle of town yet you dont get the noise of town when busy. I thoroughly recommend this property for any type of Lakes holiday.

Parking spaces to small, ok for small cars but 3 SUV's in a row far to tight could not get into my Rav4 with two other SUV's either side, had to request driver in space 16 to move, all very friendly but agreed spaces to small.

We're just back from our third annual visit to Rothay 17. We really enjoy the property, its central location yes, even the climb! and facilities. Sitting in the balcony enjoying the evening sun is heavenly. The apartment is comfortable without being flash. There are two bathrooms, which is very convenient. There has never been any neighbour noise in our times there. We would love it to have a washing machine but it's not the end of the world. We'll probably see you again next year.

We had a lovely week in Ambleside. Rothay 17 was fabulous. The location, views and amenities were all fantastic. The apartment was clean, comfortable and had everything you would want for a home away from home. The bed was ever so comfortable and if I knew where the pillows came from Id definitely get some for myself they were extremely comfortable. All in all a five star stay in a five star accommodation. We will definitely be back and have already recommended Rothay 17 to family and friends.

Weeds in patio area, same as last visit. Blind to middle lounge window broken, it's there for a reason, to keep glare from sun out. Table lamp in lounge would be nice. Bottom bathroom wh basin slow to drain. Small TV.

We had a brilliant week, just one small criticism, I would have preferred to have a washing machine instead of a dishwasher. Otherwise thankyou we had a great time.

We've stayed here often . ..love the position and views ...it would feel more homely with a few well placed lamps ...but that's just my opinion .. It's a lovely place ..convenient for walking the fells etc ... Unfortunately we find walking and climbing the beloved fells ...becoming out of our reach now .Would love to be 18 once more....

Rothay 17 is a lovely, well appointed property. In a great location in Ambleside with beautiful views over the town. We come to Ambleside around four times a year. Rothay 17 was a last minute booking and well worth the money. I would definitely recommend it to others.

Great property, fabulous views of Ambleside, wonderful location, very clean and a great place to stay while visiting the lake district! Car parking directly outside so no parking fees, 5 minute walk to centre of Ambleside! We would highly recommend this property, we will definitely be staying here again!

A very comfortable flat with an amazing view. It is centrally located but be warned the walk up is very steep but mercifully short! It's great to have your own parking space which is unusual in Ambleside. It was an ideal base for our holiday and we'd be very happy to stay there again. We were blessed with amazing weather but if you aren't so lucky beware that the TV only has Freeview no iPlayer etc or ability to cast from your phone, so take some DVDs

Excellent location, first class apartment very clean. Parking however can be difficult depending on size of adjacent cars.Steep walk down to town.The lounge seating should be replaced have seen better days and a second set of keys to property would be usefulWould definitely recommend this property.

Lovely apartment with fantastic views, which was spotless on arrival and nice and warm on a very chilly day. The appartment was very well equiped and had plenty of utensils etc for cookingeating in. The non adjustable shower head in the bath was a pain but we just used the the shower room instead. The king sized bed was firm but very comfortable and we both slept well. The allocated parking space was a bit tight for a slightly bigger car and this depended on the neatness of the people parking on either side, but not an issue, as we just used the visitor space, when the parking was too tight. Ambleside was lovely as always, with plenty of choice of places to eat and good walks straight from the door. There is also an excellent bus service for one way walks.

Lovely holiday home. Brilliant location and the views make it so special. Well equipped. The only slight moan is about the showers. The fitting for the shower head doesn't allow for any adjustment, which makes it difficult to have a decent shower without holding the head in your hand and without soaking the floor in the upstairs one. The owners are aware of this as there are notes in the bathrooms, but perhaps a new attachment to the rail is now necessary. Also, it would be useful to have some sort of mat in the hall to put muddywet boots on. It was very wet whilst we were there and we were worried about the carpet. Overall, a very nice holiday and we would be happy to stay here again. Thank you

Very impressed except for sofas which are too low for comfort. Also check in and check out times are unrealistic and considerably shorten the holiday experience.

Lovely, clean, spacious property. Well appointed above Ambleside. Spectacular views of the town and hills from the balcony and all rooms. Well equipped for catering at home but lots of pubs, cafes and restaurants within walking distance. Great walks from the property but also centrally located for exploring the rest of the Lake District.

Building works to rear of apartment all day with noise and builders swearing! , roadworks to front of apartment all day and night with noise from machinery so had to keep windows closed and too noisy to sit on balcony.ruined our holiday week

Beautiful apartment and a great location to explore all the Lakes has to offer. It had everything we needed, and it was lovely to sit on the balcony and soak in the amazing views.

Kitchens and bathrooms very clean which was great. A couple other areas could have done with a dust. Clean kit and shower gels etc really nice touch. The only thing lacking was washing machine. Otherwise would have been the perfect apartment.

Superb location with fabulous views over Ambleside and surrounding hills. It was much quicker to get into the town than we anticipated. We loved the fact it was spotlessly clean and the furnishings were excellent.

We had a terrific stay at Rothay 17, which has hotel standards without the hotel inconveniences. As well as the usual towels and linen, toiletries were provided, as were dressing gowns It's comfortably furnished and both the bathroom and the shower room are brand new, as is the kitchen. The kitchen is equipped on the assumption that you might actually want to cook! We loved the balcony, on which we sat for several evenings given the good weather. The walk into Ambleside is slightly steep but not very long, so you can do it in a few minutes, even on the return journey. Plenty of lovely walks within easy reach, without having to take the car.

Great holiday. Apartments clean, great view, great location by the pubs, restaurants, and shops. Would be nice if the swimming pool was part of the price rather than an extra 15, as creates unnecessary admin, but very good apartment and holiday.

Fantastic apartment with wonderful views over Ambleside. More than enough space for our party of 5 and extremely clean and comfortable, with everything needed to make this a relaxing stay. We had a great Christmas break, and would definitely return highly recommended.

Rothay17 is perfectly situated with great amenities onsite, my family swam every day which was a welcome cool down after a hot walk. The kitchen was so well equipped everything had been thought of and a nice touch of adding the bathroom minis. We will certain be staying here again.

The apartment is ideally situated overlooking Ambleside, with beautiful views and walks from the door. Rothay 17 is very furnished and equipped. The excellent bus service from Ambleside enables you to walk explore without using cars. We had a fabulous week with perfect weather.
