The Old Laundry is a ground floor semi-detached courtyard cottage in Clappersgate, just one mile from Ambleside in the Lake District National Park. This contemporary property sleeps four guests across two double bedrooms. Both bedrooms feature en-suite wet-rooms with underfloor heating.

The cottage sits 200 yards from the River Brathay in a quiet hamlet courtyard. Ambleside is a 10-15 minute walk away. You'll find excellent access to the Langdales, Ullswater and Coniston from here.

Inside you'll find an open plan living area with a feature slate inglenook housing a gas fire. The kitchen includes an electric oven, gas hob, microwave, fridge-freezer, wine cooler, washer-dryer and dishwasher. A large breakfast bar seats four guests.

The property has gas central heating throughout and TV with FreeSat.

Stock Ghyll Force waterfall is in Ambleside (1 mile, 5 minutes). Grizedale Forest offers walking and cycling trails (10 minutes' drive). Hawkshead village and Beatrix Potter Gallery sit 10 minutes away by car. Lake Windermere boat trips depart from Waterhead.

Two well-behaved dogs are welcome. The Old Laundry provides dog towels, bowls and treats. Perfect for couples or small groups wanting a quality base near Ambleside.

We really enjoyed our stay at The Old Laundry. It is compact, wellappointed, and has all the amenities and fittings for the two of us and our two smallmediumsized dogs. The temperature dropped this week, and the gas fire was a blessing. We had a query about how to get this going and Fen responded super quick. Parking was straightforward. The location was perfect and was a short walk into Ambleside. And of course, great access to the Langdales, Ullswater, Coniston and Keswick.

This is a lovely cottage located about 10 minutes easy walk from Ambleside. The Old Laundry has everything you need and is fitted out extremely well. The kitchen was beautifully done with a really big breakfast bar ideal for sitting and enjoying drinks and nibbles! Heated floors in the bathrooms were very much appreciated. 1010 also to the owner Fen who was extremely helpful. Would definitely stay again.
Would highly recommend The Old Laundry . It was spacious , really well equipped, warm and comfortable . There was lots of personal touches that added to the character of the property . Ideally located for walking in to Ambleside . Great well kept peaceful enclosed garden leading down to the river . As a dog owner this accommodation was ideal . Also good communication from the property owner made our stay more welcoming .

We were really happy with the apartment and it was nice to see so many extras provided. It was very comfortable. The utensils and pans etc. all looked new and everything was spotless. One small issue was when we lit the gas fire, it set off the smoke alarm and there was a smell coming off it. The heating was efffective so didn't use the fire again. Would definitely recommend this property.

We had a lovely week staying at the Old Laundry. Parking was very tight in the courtyard but glad to have two designated spaces. The bedrooms were small but good to both have ensuite shower rooms. We were pleased to see the good selection of maps for the area. The cottage was very well equipped with everything we needed and immaculately clean.

Lovely cottage in a good location, spotlessly clean and felt like home from home. Nice that they had a great selection of walking leafletsbooks especially for us as we had never visited the Lakes before. Even provided essentials like washing up liquid, dishwasher tablets and washing tablets which I thought was a great touch. The owner contacted us on a couple of occasions to check everything was ok. Overall a fabulous stay.

Lovely stay in this little apartment, had everything you need even down to dog towels and bowls. Only negative was check in time and out !! 4pm to check in in my opinion is far too late to get settled then go out as its getting dark at this time of year.also leaving at 9am is absolutely ridiculous as need to be up at the crack of dawn to be organised, this has only been since covid and as covid is not a valid reason anymore I do not understand how this is still supposedly a valid reason. 9 am checkout would stop us using Sykes again for this reason alone. Apart from this small issue had a wonderful stay in this immaculate apartment well equipped apartment.

This is my second stay at the Old Laundry. Fantastic stay in the cottage, despite getting caught in a snow storm. The cottage itself is on one floor but is large with two decent sized double bedroom each with their own bathroom, I particularly liked the heated flooring in the bathrooms. Facilities Great and well equipped. Location is great as is only a short walk into Ambleside and all the pubs and cafes. Will certainly be back again, wouldnt stay anywhere else now if visiting Ambleside.
We had a great stay at the old laundry, one of 3 cottages in this small complex that we visit regularly. However, upon arrival the cottage was not as clean as I would expect in this day and age. Clearly the previous guests had a dog and would have been charged extra, usually 30 for what the holiday letting company call extra cleaning !!! the sofa, cushions and rug were full of dog hair, the glass on the front door full of dirty muddy marks. We also found a pair of walking socks behind the radiator covered in dog hairscobwebs. If you looked up every corner of the cottage had a spider residing in it. The place just did not feel clean. The 1st bedroom had 1 toilet roll and the second had just 8 sheets left on an old roll it also had no handwash, no kitchen towel and once the kitchen bin was full we had to go and buy more bin liners because there were none in the cottage. If this was a cheap holiday cottage then I may expect to have to ruff it a bit but this was almost 1,500 originally and we booked it when it was reduced, but we still paid 1,000 for the week. Am I expecting too much? Would I stay there again, probably but only if the other 2 cottages were booked up. Somewhat disappointed.

Realky nice, comfortable interiors with modern fittings and decors. Beds were comfortable and cosy. Interior room temperature was perfect. Kitchen had all necessary amenities for breakfast and light cooking that we did. The only minor suggestions are 1 perhaps consider keeping some medium sized bowls in the kitchen for soups and cereals and 2 the overhead shower in the 2nd ensuite bathroom would benefit from clearing the limescale on the shower head. Other than these rest of it was perfect with regards to stay and location for various local attractions and activities. Even our dog loved it.

A lovely stay in a cute cozy cottage which is in a lovely quiet position in a gorgeous courtyard, its only a 15 minute walk into Ambleside town or the water where you can take a boat trip to Bowness. Will definitely be back

The showers. .. The shower room adjoining the bedroom behind the kitchen, clearly the extractor fan had not worked for some time and I complained about the smell and later found 5 full moisture traps hidden under the bed and on top of the wardrobe. More hidden moisture traps and air fresheners in the second bedroom, the adjoining shower had extremely slow drainage and water pooled very fast. We had to stop the water to let it drain during use. The kitchen counter only seats 3 as the 4 stool doesn't actually fit under anything. Kitchen cupboards used as decorative display spaces so I couldn't just unpack shopping.
This property is a lovely clean quiet place, well kept and has everything a family or friends needs to stay a 5 to 10 minute walk from the town centre.

Very well equipped but missed having a dining table. A compact holiday property which was ideal for two but only being able to access the double beds from one side would have been an issue if four were staying. Good location with only a fifteen minute walk into Ambleside and a bus stop directly outside.
We had a short family stay at Easter. The cottage is lovely and as described. Great location nearby Ambleside which is walkable and excellent for visiting main attractions and walks. Place was immaculate and beautifully decorated, a haven at the end of a tiring day. Would highly recommend.

We've had the best time staying at The Old Laundry for a week in February. The flat is so cosy and well designed plus it has the best equipped kitchen we've ever had in a selfcatered. Beautiful slate fireplace, the dining island and heated bathroom floors were particular favourites. We could've easily stayed a month! The location is perfect, easy stroll to Ambleside for shopswalk startsboats. We only used the car once for the whole trip. Would return and recommend.

Excellent cottage all on 1 level well equipped with quality fittings. located within easy walking distance to Ambleside with a dog walking area across the road and 2 parking spaces by the cottage. We would go again either early or late in the season to avoid the crowds and the silly prices being asked now for high season..

We enjoyed our week in sunny Cumbria. Cottage is very good base for exploring the area. Good walking and bus route very nearby. Only took car out once. Has everything you could need during your stay and owners very helpful. Lovely river just across road where our dog enjoyed lots of swims.
Cottage is very well equipped and in a good location, albeit a mile from the town's facilities. Only 2 of our planned party of 3 went on the holiday and it was noted that it might feel cramped with more people staying, also parking 2 cars would have been more challenging.
