Great location! Well equipped, cosy apartment.
A comfortable flat in the centre of town, handy for all amenities. Quieter than expected. Well appointed.
Very well situated and comfortable. The car park is really small and the spot not really easy to drive into. One major problem, the bedroom window it doesn't close tightly and there are no blackout curtains, which means we are woken up really early whatwith the light or car noises.

This property was very nice and in a perfect location for all the shops, pubs and restaurants. Little parking space unfortunately right by the bins!! We also had an issue with the hot water tap in the bath hence no bath! We actually chose Tom Heights because it had a bath. Very disappointed however rest of property was comfortable and had all we needed.

A well equipped apartment in a great location.
It's unreasonable to expect people to collect the key from the office on arrival and drop back at the end. Almost all properties have key safes now. I arrived, needing the loo and had to walk to the office, where they wouldn't let me use theirs, back to the flat... It's helpful to have a parking space in the town centre, but this one is very difficult to get in and out of. Luckily I only put it in and took it out once at the start and end of my stay. The building is a faff to get in and out off with all the keys. The bunch of keys provided had more than I needed on it. When visitors arrive at the back, from the car parking, it would be fair to assume that the key labelled 'Inner front' is the key to the flat. Infact the key for the flat is a different, unlabelled one. A nice comfortable little flat. Very little noise from neighbours. Obviously a lot of noise at all hours from the main road, delivery men, boy racers, etc. Very convenient for the Cinema next door!
Ideal location with parking space for getting out and about in the lake district. Perfectly adequate and comfortable flat for 2 with all facilities required and in central location if you want to eat out.
The accommodation was comfotable and quiet inspite of being on a main road in the middle of town. Were let down by instructions to pick up key. Found the office which was closed, got soaking wet waiting in the rain and finally phoned Lakeland Lovers at 4pm and told where to find keys. Not a pleasant experience for an 80 year old couple. Could have been given clearer instructions where to find the one parking space and also that there was rear access to the flat. We have had good experience booking with Sykes but this was letdown.

This was our 2nd visit to Tom Heights. It has the potential to be a charming, rustic apartment with very central location. However, the standard of housekeeping has declined since our previous visit dirty grout in the shower area, cobwebs hanging from shelves and heavily stained mattress protector not major issues and easy to fix it just needs a little TLC
Grout round tiles mouldy, curtains rather faded, and windows in sitting room and bedroom couldn't be opened.
This is a lovely apartment clean, cosy, well equipped and very central. The parking space was an added bonus. We will definitely be back.
This property was great for the rate we paid and we were very grateful we found it. Nice, cosy little flat with everything you would need. There was a washing machine and dryer downstairs as well as a dishwasher in the kitchen which makes that extra difference to your stay. The parking space fit a one series BMW very well with space on either side, if anyone wants a size reference. The only downside was that the shower screen was too short for the shower itself, and my 64 partner couldnt comfortably shower as the water was splashing everywhere. This little amendment would make a huge difference for other guests that may be on the taller side. Thank you for having us Tom Heights!

Really lovely property with an amazing location for Ambleside and for walking. The property was perfect for a couple with lovely touches of decor which made it feel very homely. Only comment was that it was very cold when we arrived and it look a while to heat up but that was really due to the weather. Great powerful shower and liked the touch of the bottle of wine. Helpful booksmaps available for walking. Would definitely stay again great value.

Third time at Tom Heights. Really love it as a central base for Ambleside. The only issue I had was check out time and when I questioned this at the office they said their admin had not been updated it to 10am. Having said this, someone still came to clean at 9.45am. Luckily we were just leaving. As I stressed to the kind man in the office, a 9am departure time is too early as other rental properties we have stayed in since covid are back to 10 and dont expect you to strip bedding which I dont mind doing.
This was our first visit to the Lake District and we deliberately chose accommodation in the centre of Ambleside so that we could easily access local amenities. The apartment is small, but perfect for 2 people. It is well equipped and is a few doors down from 2 local convenience stores, so easy to stock up on essentials. Although the weekends were busy with visitors we stayed in June, we were pleasantly surprised by how relatively quiet it was during the week, especially considering that the bedroom and living room both face onto the main street. Parking space behind the building was easy enough to negotiate for a smallmedium sized car ours is a Toyota Yaris and its worth mentioning that there is back access to the accommodation as well as going round the front. Also worth mentioning that finding the parking space initially was a little tricky as there is no signage on the road and the apartment name is only visible once you have gone down the slope into the entrance. This is also the case at the front entry to the building, as there is no apartment name on the door or bell pushes. Suggest it may be worth including the house name in the entry instructions? Otherwise, pick up and drop off of keys was very easy, including drop off after hours. Would definitely recommend, thank you.

Very good position but could be a bit noisy from the traffic. No problems with parking our Yaris but a long car could be a bit difficult. Flat is well equipped but some of the crockery is chipped or crazed so could all do with replacing. We asked the agency to tighten up the handle on the bathroom door as it was loose. Bed very comfortable but sofa and easy chair are getting old so not that comfy.
The apartment is in the centre of Ambleside with shops, restaurants and pubs nearby. Obvious draw back is early morning deliveries but this is a small price to pay to have a central location. Parking space we found to be ok and not as bad as previous feedback suggested. Our car is a Hyundai Tuscon so on the big side but managed to reverse ok into the apartment's space.

It was a nice stay. We had one sleepless night due to store sign below becoming unhinged and smashing against wall throughout night making it impossible to sleep. It was partially fixed but needs to be fully fixed. We notified store and hopefully they will fix it better so other guests dont experience.
Beautiful flat in a perfect location! Was very clean and cosy, and lovely dcor. We felt very looked after, and will be back! We used it as a base for walking the Loughrigg Fell circular and wandering up to Wansfell! And only a 15 minute drive from Helvellyn. Being right next to the cinema and restaurants was brilliant. Only downside was the parking. It was tricky to use and when a van was parked in the space next to us we couldn't get out! Thankfully everything is in Ambleside so we never really needed it, but if you'll be relying on it maybe take a small car!

Finding the office wasn't as easy as it could be. I was specificially looking for a Sykes Office, which there isn't, it's incorporated within another letting agents office. Parking behind the accommodation was tricky at first, but we soon got the hang of it and it's brilliant to have offroad parking included with the accommodation. The location of the flat is great as everything in the village is right on your doorstep. Perfect flat for a couple, just the right size and great location.

My sister and I booked Tom Heights because it was conveniently placed and had a homely, quirky look about it which we loved! The flat was comfortable, warm and cosy a lovely little home away from home. Everything worked well and we enjoyed a lovely long weekend. Sykes Cottages' instructions were all clear and precise. We had no trouble finding the Sykes office or Tom Heights. The procedure for collecting and returning the keys was straightforward. An excellent weekend in a cosy, warm flat.

The location is brilliant Right in town centre. Loads of variety of eating places. Coffee shop opposite for breakfast.. Didn't use the car all week. Bought a set of five walks from the Tourist information centre which were all amazing. Challenged ourselves with a walk to Troutbeck and back via Wansfell Pike. Amazing views on all the walks. Flat was perfect. Just missed having an outdoor space as the weather was mostly good. Otherwise perfect holiday.

Its our 8th year returning to Tom Heights out of 9, so that should tell you how comfortable we are to keep going back there. It feels like home when there, as does Ambleside.
