Thoroughly enjoyed our weeks stay at this property for Christmas. Nice and private with enclosed garden if you have a dog and only a short walk into Ambleside. Kitchen was well equipped and had everything we needed to cook. Log burner was lovely for cosy evenings, would have been nice if there was some wood on arrival but plenty of local places to stock up. Slight drip on the boiler, but I am sure this will be rectified, it didn't spoil our stay, in fact we have already booked up again for next year.
This was our third stay at this property, we really like it. We love the location in Ambleside, with all its amenities within walking distance. It is a comfortable property, with good quality furnishings and it is well equipped with everything we needed. The only drawback is the lack of a shower in the main bathroom. It wasn't a big issue for our family, but this might be a problem if your party is two couples, having to access the shower in the en suite in the master bedroom, which also has no lock on the door, might feel awkward for some. As others have noted the attic bedroom has steep stairs, so not suitable for everyone, but this was no problem for us.

Rothay Holme was a perfect base for us. The accommodation was clean and comfortable. A lovely relaxing spot to enjoy after taking in a few Lakes and Fells. The extra parking around the back was handy.

The house was positioned perfectly for us an easy few minutes walk to the town centre. The house was clean and tidy and had everything we needed. Parking was good especially at the rear of the house.A couple of miner points,the front garden could do with cutting back a bit,it would be a good idea once this was done would be have a table and chairs at the front.The mattress in the first floor room was a little on the soft side for is but overall we really enjoyed our stay and would return to this house.
Perfect place for us just far enough from town to be quiet and only a few minutes walk from the town and all it's treasures. Well thought out property with everything you need and more, loved the decor and the views. Stairs a bit of a challenge for me, but I am 76 with Osteoarthritis.The top floor room was worth the effort for me, amazing views. My only critique, the dining chairs are a mismatch for the table, too low for us, and we're a pretty normal shape. Didn't use them much, too many nice eateries to miss out on.

We found the Cottage to be lovely and cozy and close to all amenities. It was ideally situated close to the town centre and in the other direction to Lake Windermere.We had a very comfortable and enjoyable stay in the cottage and would definitely book to stay again.Howeverand please dont think that this is a negative! we would have liked a bit more space to sit in both gardens, with our 2 dogs or to eat at the table in the back garden but found the gardens a little overgrown. Again, this isnt a negative as it did not impact on us or stop us having a wonderful holiday in a lovely cottage with beautiful weather! Thank you so much, we look forward to staying again soon.

House as described, great for a family break. With all facilities needed. Amazing location, and very quiet and tranquil. Great that there are 2 parking spaces to the property. Only constructive feedback I have to give is the front outdoor area needs to be cut back quite a lot as its over running the path. The rear area would benefit from being cut right back to allow more of a socialdinning area on a hot evening. A lot of cobwebs found in the property, down the side of the beds. But a very enjoyable stay, and would come back for sure!!

Lovely property in an ideal location with great facilities however there were a few issues. Both front and rear gardens were very over grown so could not enjoy them.which made things awkward especially with the dog, rear garden was down a flight of stairs which also made it awkward with a toddler and a dog. We also did not have heating for the first 3 days and although all paperwork said the offices were available to contact they were closed
The loo in the bathroom had very little water pressure, so difficult to flush. The shower has black mould in places, just needs a good bleach clean and we couldnt get the heating to work, it looked like there was a Hive thermostat but it was out of batteries so couldnt be used. These minor issues didnt detract from a lovely stay and the location was great.
A great place to stay in Ambleside. Peaceful but right in the centre. Dedicated parking, lovely views and a charming small garden. Comfortable and has everything you need. One of the best stays weve experienced here.

Fabulous location with the bonus of 2 car parking spaces. Photos of the parking spaces would have been helpful. Finding the front space in the dark was difficult because there is no lighting. Also photos of the front and back gardens were missing. Not surprising because they definitely need some tlc. The inside was OK but not for the premium price. The main problem was the heating which we couldnt get further than 19 degrees. Yes there is a log burner but no starter pack or instructions. The welcome pack was a black bin bag and dishwasher tablets! The wifi was good but couldnt believe there is no smart tv! Both bathrooms were on the first floor but the second bedroom was on the 2nd floor with a steep staircase. The main bathroom had a really nice big standalone bath but no hand shower to rinse your hair. The plug on the washbasin was faulty and couldnt be used. The toilet flush is weak. All of the windows are single glazed and the frames need cleaning and painting. The en suite has a cracked pane. No shaving mirror in either bathroom. Lots of storage for clothes but the hangers in the wardrobe need replacing! We were not sure if we were alone in the house! The main tv had a mind of its own.It often switched itself off and back on. Twice the tv switched itself back on after we had retired to bed. Twice during our stay the main bedroom window opened wide. Now how this can happen when it is a sash window and has to be lifted to open!! It took our dog two nights to settle. He sensed something was not right. Overall the place was not adequately cleaned before our arrival and a bag of rubbish was left on the landing chest of drawers. No excuse given a six hour turn round. As I said nice location but.
Really excellent stay would come again. Great area easy to find. Could do with a smart tv upgrade.
Things lacking in kitchen such as extra bin liners, washing up liquid, cling film, scissors, sieve. No foot rests in lounge. Lumpy pillows.
The cottage was very nice but the stairs really need a handrail. My mother really struggled to get up there without my assistance. This would be a cheap and quick job to do and would make this cottage more accessible for people with mobility issues. I did raise this last time I stayed here but nothing has been done.

Good location close to amenities in Ambleside. Lovely cozy property with good parking facilities but could do with some maintenance eg windows frames, overgrown front and back garden. Would definitely not have any issues with staying there again.

We really enjoyed staying at this cottage and it is ideally placed to visit Ambleside and the southern lakes. Being able to walk from the front door was just what we wanted. The property is really comfortable and we would be happy to return. The enclosed gardens do not include grass, which with a small dog was a requirement but actually we were close to an area we could take her of an evening, so it wasnt a problem. I have emailed directly but for info the guttering at the back of the house needs some maintenance and there are no instructions about what day to put the bins out a neighbour I think kindly did this for us and what we should do with the bedding and towels on the day of leaving. None of these impacted our stay but would be useful for future guests. We would be happy to recommend this property and will be back!
Fantastic cottage, well presented, clean and with 2 parking spaces. Had a lovely stay in one of my most favourite places on earth. Centrally situated in Ambleside so easy to get to anywhere in town by foot and by car you can explore with ease. Definitely booking again when I plan my next visit.

Undeniably a great location, however, it is advertised as 4 star, the following is why we believe it is no longer deserving of that rating The gardens are very overgrown, could barely see the property from the road for vegetation. The steps to the back garden havent been swept in a long time, and again overgrown plants. The garden furniture was dirty and mossy and uninviting, The windows were filthy and the paintwork needs maintenance. The property inside was largely okay, but, no antislip mat in the ensuite shower and no bath mat in the ensuite. The grouting in the shower had a fair amount of black and pink mould present. The bedding in the first bedroom was mismatched and old looking, again not very inviting. There were no instructions about local recycling rubbish disposal processes in the cottage. At some cottages we have stayed in there has been a welcoming bottle of wine, local biscuits, etc, but not even a pint of milk here. Just little touches you might expect in a 4 star property.

The listing is extremely misguiding. The write up for the cottage states two en suited rooms. That is not at all the case. The reality is one room does not have en suite facilities. That in itself is not an issue. However the room that is without en suite facilities is not only on a higher floor it is also up an extremely steep staircase. This is also not made clear in the description. So at night if one needs the toilet, which many of us do, a very steep staircase has to be descended and ascended to use the second bathroom which is on the same floor as the room with the ensuite. It is a deceptive listing and I think that is unacceptable. The listing states there is no handrail on the stairs between the first floor and ground floor because of the age of the building, I don't understand why that would exclude putting one in to ensure the health and safety of your paying guests. Again, that is not the main point. The main concern here is that as you point out, there is a need for greater awareness and caution on these stairs as there is NOTHING to hold onto. So why is there no working light on the stairs? This is again totally unacceptable. Numerous reviews written by previous quests have pointed out that the light on the stairs does not work. This was still the case when we stayed at your property. Again it feels like a blatant disregard for the health and safety of your guests.
Lovely cottage in excellent position. Plenty of room for 4 people. Didnt really use back garden but front garden was a sun trap. Only comments I would make is that it needs a light bulb on landing as we had to rely on torch to get upstairs at night and kitchen could do with a pair of scissors providing. Was also surprised that there werent a few basics such as t.bags and coffee available on arrival there was milk. Would also have expected a few spare bin bags. Enjoyed our stay and would go back.

The location is outstanding, especially with parking. The downstairs is good, there were a few small cleaning points cobwebs and cupboard doors with dirt around the handles but other that that ok. The cottage was equipped with everything although would have expected a few logs and kindling to get us started. Other cottages do and arriving late you need to know where to go to get these things. Beds and bathrooms were great, the cottage was nice and warm and no issue with heating. A few small maintenance issues. Bulb in landing light has gone which made ascending the stairs interesting at night. No toothbrush mugs in any bathroom so you had to balance your brushes on the metal holder. Because lampshades in second bedroom were torn. Also first aid kit in the kitchen wasnt complete. Overall comfortable and had everything we needed. An important note on the layout which should be on the listing. The first bedroom with en suite and separate bathroom are all on the first floor. The second bedroom is on the 2nd floorattic space. There is a very steep staircaseladder almost to that room. If you happen to get up to go to the loo in the night then it can be dicey! Overall enjoyed our short stay and the festive decs were a nice touch.
Lovely cottage in an excellent location close to the park for dogs and the town for humans. Maybe a bit chilly but I didnt mind that and was happy to dress accordingly, however, expect a lot of people would. Lovely large bathrooms dont know if we were using the toaster wrong but it only worked if you held the levers down. Plenty of lovely walks available from the doorstep, would definitely return to stay here again

Few cups etc but then found them in the dishwasher! ! Stuff in the washing machine clean or dirty??!! Headboard in 1st floor bedroom filthy I wrote clean me in the dust! Touch lamps in 1st floor bedroom also dirty Ensuite window so dirty, there are old cobwebs on the inside! Not nice Other than the above, it is a beautiful cottage in a fantastic location and the views are amazing

The cottage location is fantastic but the property itself was disappointing. It is tired generally and needs attention. The woodwork throughout was badly chipped and needed a good clean. The shower in the ensuite had a significant amount of mould around the base and up the tiles. The bed linen was well worn. As mentioned by previous customers the outdoor areas could be lovely but are very overgrown making it almost unusable. The windows were really dirty and it was a shame seeing as there were beautiful views on both aspects. The WiFi didnt work when we got there and although we did report this we never had any the whole time we were at the cottage. Having been holiday cottage owners ourselves in the past we dont expect things to be perfect as not everyone looks after your property but this cottage needs some investment.

We have stayed in this cottage four or five times now. We love the position in Ambleside. Although overall we love it, we have a few comments this time. 1. The front garden is now completely overgrown and even the path to the front door required pushing through shrubs. 2. The rear steps down to the back garden were covered in debris and cant have been swept anytime recently. Once you get into the garden it is untidy and needs pruning tidying. 3. We are now post covid so it is time that the cottage was returned to its former condition. There was a dvd player for example. 4. The lake lovers brochure is out of date. No instructions on the washing machine or recycling for example.

Fantastic location, easy parking, wellequipped kitchen, comfy bed.
1. We had problems with the heating it went off early on the Saturday evening that we rarrived, and was still off the next morning. The fault was reported 9.30 am and finally dealt with at 5.30pm. 2. There was plenty of drawer space but nowhere to hang any clothes in the second floor bedroom, not even a hook on the wall. 3. There was no shower in the first floor bathroom, just a stylish but totally impractical freestanding bath. In such a large room there would be plenty of space for a shower as well. 4. For four adults, one armchair and one sofa is a bit of a squeeze. A second armchair would be welcome. Other than these niggles, the cottage was lovely, well situated for the town, spacious and well equipped.

The cottage was very cold when we arrived at 4pm. Despite switching the boiler to on all the time it was still cold in downstairs living space next day, although bathrooms and bedroom were warm. Rang Sykes. Maintenance man called at cottage and said owners had set max temp on hive to 1819 degrees which isnt warm enough for us when its so cold outside. He left us an electric panel heater which helped. There is a log burner but no logs or instructions. Everything else worked well. A tumble drier would have been a bonus. Outside spaces front and back are much in need of TLC. Cottage suited us well. There were only 2 of us so we didnt need to negotiate very steep steps to 2nd floor bedroom.

The cottage is a lovely, comfy, tranquil place to stay, we loved our stay here. A few problems with no WiFi all week, boiler problems, no heating or hot water for a few hours one day, seems this is an ongoing issue with the boiler, but we didn't let this spoil our time here in beautiful Ambleside. Lake Lovers maintenance were on hand straight away to sort the boiler out. A bit disappointed that there wasn't a welcoming pack, milk, biscuits, bottle of wine, tea, coffee or chocs, or a card to welcome us to the cottage. We've always had a welcome pack from other owners when booking a cottage in the Lakes. The lane got flooded most daysnights which was a pain to paddle through each daynight, and not well lit to see where you were going. We enjoyed putting the log burner to use most days nights as it was raining every day bar one.. A most enjoyable and relaxingrecuperating time for my partner was had in Ambleside.
Hi, What a lovely place, beautifully decorated and very spacious. However, there was a leak under the kitchen sink, which we mended by screwing the pipes a bit tighter. It would be even better with a modern radiator in the porch to dry our wet outdoor clothes, but we had a lovely stay and would definitely return.
