Clean, comfortable apartment with beautiful views over Lake Windermere.
Numerous issues on arrival. Top draw of freezer, frozen solid with frost so unable to unpack items purchased on route and store. Fridge missing all shelves from insternal door limited storage of items brought with us. Also missing a salad draw shelf so yet more limited storage area. All seen by main guy Waste bin under sink fixings broken seen by main guy Large waste bin lid broken within 24 hrs Wooden fruit bowl on mircowave brokenon arrival seen by main guy Slate table mats on dining table food debri on Rusty metal food tongs Rusty baking tray bottom of oven Mircowave door sticky and obvious not cleaned seen by maint guy Hall light flickers, this is noted in a review dated March this year Food debri splatted on both glass doors on serving hatch Several areas of spiders and cobwebs on lounge coving Cobwebs behind standard lamp near window at waist height and also in corner of dining area at waiste height. dusty skirting and dado rails not a weeks worth of dust in all rooms. Standard lamp with 2 bulbs only 1 working and onoff switch loose. Lamp deemed in need of replacement by main guy Standard lamp near door has couple bulbs not working Bolier cupboard, hangers and laminated notice on floor Leak under sink on day 6, not used dishwasher or washing machine all week. We tightened all pipe fixing and found one pipe with no end cap, enough water to soak throw couple of bath towels. Freezer started to refrost during our stay so ongoing issue with freezer. Twin bed room side light is glass and full of dust in side Main bathroom toilet roll holder loose Main bathroom under sink drwa right fixing not secure draw could be fully pulled out without care Although the view was amazing which is the reason for paying more than usually do for out stays in Ambleside we felt the care and attention to property was extremely disappointing. Only issued one key, no key safe. Which means unless everyone returns at same time casues an issue Have stayed in Ambleside for for over 25 yrs to walk and enjoy the view and never had a cause to complain. These problems have not occured over 1 or 2 weeks so if current system of hoping visitors will report is not working. Interesting to note that main guy asked if beds had been made up, assuming he could not believe the property had been cleanedchecked when we expressed our disappointment. On handing in key we were not wished a safe journey home or hope you return to the Lakes in the future, complete indifference.
Excellent property with stunning views. We travelled with a our kids and the lift was a great help as we had a buggy. The parking is right next to the entrance of the flat with the boats leaving from right next to the property. We really enjoyed our stay with stunning views of lake Windermere.
Romney 17 is a favourite of ours and we've stayed four times now spacious, wellequipped, stunning views and easy to access many areas as bus stops right outside. Not sure we understood the autolighting in bathrooms you have to keep waving your arms around or the lights go off within 10 seconds....but excellent showers. Lovely coffee shop opposite on the pier and the fish and chips are pretty good all glutenfree too, including the vinegar!.

Had a wonderful week in this beautiful apartment. Very spacious, comfortable and clean with stunning views. Private parking is a bonus. Hop on hop off bus is so accessible and regular. Easy walking distance to Ambleside. We will definitely book again. Thank you .
Brilliant location, everything we needed to make a good relaxing holiday, view from the balcony is like an ever changing picture. Only a couple of suggestions, the appliance instructions need updating the wifi router has been changed and not updated on the sheet so is wrong and we couldnt work out how to turn the cooker hood fan on, unless its not working.
Our second stay at Romney 17. The location of this property is ideal for us, with beautiful views. its very comfortable and well equipped and a covered parking space is a bonus too. We hope to return.
Romney 17 has now become our 'home from home'. Having stayed here a few times before it really does feel like our second home. We enjoyed the benefit of the newly fitted bathroom and shower room but some of the other features in the apartment are becoming a bit tired. I don't know that I would now class this as a luxury apartment but it is still nice and clean and comfortable. We hope to return in the future so it still ticks all the boxes for us. We had to call for maintenance when we arrived as the freezer was so frozen to freezer door didn't shut properly. I suspect the cleaning team were aware of this as the kitchen bit was moved to keep the freezer door closed. The maintenance man was very helpful and bashed the ice away so the freezer would keep closed, however it may be necessary to replace the rubber door seal. The booking process was easy, as was the key collection. On previous bookings with Heart of The Lakes we received a discount card for savings on the Windermere Steamers and other shops in the area, however this is now a thing of the past. Such a pity as it was a nice touch but I guess businesses have to make savings where they can now. It's just a sign of the times.

Great apartment with a fantastic view over Windermere. Easy check in and arrival. Spacious, roomy and airy. Lots of storage and well appointed kitchen. Great location right next to the boat pier for trips on Windermere and the 599 open top bus routes to Windermere and Grasmere stop right outside. Fish and chips and two nice cafes close by plus the Waterhead and Wateredge Inns just over the road and recently refurbished. Only comment, update the bathroom photos online as the current photos dont reflect the lovely brand new bathrooms that have been installed.
We had a lovely stay, looked out to the harbour. Out everyday, went to Lake Windermere in Bowness, Kendal, Keswick, used the bus service which was right outside the the apartmentflat we stayed in, excellent value at 200 one way. We even walked into Grasmere and got the bus back having spent a lovely time wondering around the quaint village. Went to Dove Cottage, lovely little caf in there. We have visited the Lakes several times using Sykes Cottages, stayed in different areas and it is a beautiful place to visit.
Very comfortable apartment in an ideal location with great views over the lake. Lovely balcony to watch the world go by. Great location to explore the southern lakes! Definitely recommend!

This was our second time in the property. The bathrooms have recently been modernised and look great. Everything was fabulous, view amazing! Only complaint is for Heart of the Lakes. We realised when we checked in that the oven had no shelves in it. No out of hours service from Saturday closing until Monday meaning that we were two days without an oven. They have a phone line open on Sunday but nobody responded to our request.

The property is very well appointed. Probably the best views of Waterhead Pier. Kitchen is well equipped and very clean. We would definitely recommend this apartment. Our only issue with this visit was not with the property but the management company who didn't advise us of maintenance work being carried out on the driveway. Leaving no access for vehicles.

Really enjoyed our stay at Romney 17 the flat is comfortable and view is stunning. The space worked for the whole family. It was a well equipped flat and the xbox was a pleasant surprise for our son! It was great to be able to leave the car at home on three occasions and explore on foot, bus and boat from the doorstep. It was a brilliant location to introduce our children to the beauty of the Lake District.
We had a very enjoyable stay in Romney 17. This was helped by the good weather. The only problem with the weather was that the sun rose early, shining onto the bedroom windows enough to disturb our sleep. Therefore we suggest some additional material to reduce light penetration for these 2 windows.

We loved the amazing view from this property, it made the holiday very special to be able to look directly over the lake. The apartment was generally wellequipped and comfortable and our children appreciated the games and toys. It was useful to have the guides and walking books which we made use of. We would definitely stay here again, the location was perfect for us..
Everything was very good except for the suite which has lost all its strength and there was no support when sitting on it. It needs to be replaced.
The property is spacious and comfortable and nicely furnished. However we did think that the kitchen could be better equipped especially for a 4 star property. For example there were 3 cheese graters why would you need 3 and no small side plates and only 3 saucepans. We have stayed in other properties in this complex and they were much better equipped.

The apartment was very clean and well equipped providing every thing we needed for our stay. The apartment feels very spacious as rooms are all a good size and thevWiFi is excellent . The views across the lake were amazing and as we like to walk the trek in to town was not a problem. I am afraid I did not find the king size bed very comfortable but that may be personal choice. My only issue was the TV in the living room which needs to be replaced with a smart tv as not only is it quite small for the size of the room the ability to access netflix etc would have been good.

A beautiful and well positioned apartment better than expected. The apartment was extremely spacious and well equipped. The view from the livingdining area was stunning even on the rainiest days! Local amenities were on the doorstep as well, which was very handy. Overall a great stay thank you.

Office was unmanned upon arrival as someone had gone to get her lunch. Were given the wrong keys despite asking if they were correct ones ! The apartment is very nice and very well equipped, but you can hear your neighbours clearly and it is primarily a residential complex with a few holiday lettings.
Slight issue with key collection given wrong set ok as during day but would have been a problem out of hours. Apartment was great
