Its in a great location and has very good space, with the lovely sound of the river just outside. On arrival we were pleased to see sign saying to take outside shoes off at the entrance door, a good habit we follow at home. When settling in for the first night, we discovered one of the single beds was cleaner than the other, with one of them having hair on it and not smelling as clean as the other. Generally, the bedrooms were dusty. This was a little disappointing. The kitchen is well equipped, but the boiler was switched off on our arrival, easy enough to solve and wait for hot water. Over the next few days as we used the kitchen we were getting frustrated that every item in the kitchen needed thorough cleaning before use, some items were covered in oil or dried on food residue. Overall, we also noticed that behindunder places there was significant dust. Bathrooms were very clean on the other hand. I would like to stay again, but may look for alternatives first to see if the cleanliness levels will be better.

It's clean and does the job, but is definitely sold on the view. The Recycling info is well out of date. There are no local leaflets, no info on local parking permits, bus routes etc. Directions are poor for first time arrivals. There is not enough crockerycutlerypreparation bowls for 4 people. Only 3 teaspoons and nowhere to do any meal preparation. Lack of info re wifi. We worked it out ourselves. We could imagine some struggling. Cupboard space in kitchen is lacking. No welcome pack or welcome information Label on wine rack totally inappropriate if you want items replacing at a certain valuw, don't include them for use. Small niceities were missing shelf in the showers, shoe rack to save carpets, washing up bowl. No linen instructions to try and help the cleaners.... Not up to the usual Sykes standards.

River Falls is a wellpresented, wellequipped and furnished 2bed duplex. In a lovely secluded location. All logistics were easy, as per the instructions, although on arrival, we did take the slightly wrong slip road down to the property and parking, which meant we had to squeeze through a very narrow gap to get to the parking space. We didn't make that mistake after the first day! We enjoyed the short walk to the town, and Ambleside is a great Lakes locationhub and easy to get to other areas. Really enjoyed our stay, and sitting out on the veranda, overlooking the river

Lovely apartment in a great location just a 5 minute walk in to Ambleside. Nicely appointed with lovely bathrooms and a nice, modern kitchen.. Comfortable living room. The wraparound balcony with a view of the falls was particularly enjoyed.

Fabulous place to stay and would definitely consider staying here again. We parked the car in the allocated parking spot when we arrived and did not use it again until the day we left. A little tricky to find the actual apartment as the number plaque on the wall was misleading. This ought to be sorted to make it easier for guests! We could walk everywhere from the accommodation into the town centre, up to Stockghyll Force waterfall which ran right past the accommodation! and up many of the fells and crags. A perfect location. The accommodation itself was spacious and immaculately clean. Well equipped and comfortable but we were surprised that there was no welcome pack no teabags, coffee, jug of milk etc that we are generally accustomed to receiving when we stay in holiday cottages. Not necessarily a problem but noticeably missing. It was a real pleasure to be able to sit on the verandah for morning coffee or evening wine and to be able to see and hear the waters of Stockghyll rush beneath us. So peaceful and calming. One thing that was slightly irritating to my husband was that the WiFi was not entirely reliable. He was frustrated by that. I was not! I guess it depends what your priorities are when you go away for a break All in all we had a great time here and felt very comfortable and relaxed.

We arrived to a warm and clean property. All as described, a couple of inexpensive additions would be helpful a shower shelfcaddy in the upstairs shower, you have to put your soapshampoo etc on the floor! A recycling bin in the kitchen, ended up separating everything when we left. The advantage of staying here was the designated parking and being close to the centre. What wasnt clear was the uphill walk! My husband found this a challenge.

Absolutely wonderful accommodation. Trying to find it in the dark was a bit hair raising due to all the narrow roads and hills but totally worth it. It was lovely and warm as soon as we walked in the door and everything was very clean and to a very high standard. We would definitely like to stay here again. Having a waterfall run underneath the property is a real highlight. Would highly recommend a stay here.
Nice property but the mattresses in both bedrooms were very very soft and gave me Back ache. The property is very dark due to the overhanging canopy and being surrounded by trees so the lights were on even during middle of the day. The kitchen was well equipped and everything was clean. The BT WiFi was intermittentpoor at times which was frustrating when there was no 4G5G mobile service due to location
It was our 3rd time visiting River Falls view and again it never fails to deliver. Very comfortable, clean accommodation. Close to all amenities. We like that you can just walk down the hill and be in the centre of Ambleside. Weve already booked another visit to the Lakes for next year. Sadly this accommodation is not available. Lakelovers do have another beautiful accommodation round the corner and we shall be staying there
Clean and tidy, well presented accommodation in such a beautiful setting. A well provisioned kitchen and a cosy living roomdining room made our stay very comfortable. The outside area was wonderful to relax and just listen to the water. We saw an otter possibly a mink one morning which was unexpected! Short walk into Ambleside. We loved our stay!

Lovely stay. Stayed here before. Love it. Accommodation is looking a little tired in places marks on carpet looked like snail trails & clearly someone had their shoes on before us. Overall however loved our stay & will definitely be back.
This was an outstanding property! We have rented many homes, but this was far super superior to most of them. We have most of our meals on the tack over the river, and it was just tremendous. It had a great layout and the rooms were very comfortable.
Beautiful property,clean and comfortable and wonderful to sit out on the balcony looking over the turbulent river. The walk into Ambleside is fairly steep but good for working off the cream teas and pasties,we are in our 60s and 70s and managed to walk it every day.Very convenient to have private parking.Property not as difficult to find as stated in previous reviews,just follow the instructions and remember No16 is next to No17,sounds obvious but No16 is not immediately visible.
