A beautiful house ideal for a large group . Central to everything , right in the middle of Ambleside town . House has 3 levels so lots of space for everyone , clean and modern and had everything you need . Would definitely recommend for large group wanting a weekend in Ambleside
Great location perfect for a family weekend away. Well equipped for a large group. Access via steep steps and the top room would be difficult for anyone who is tall or has mobility issues involves bending and stepping over beams. A floor plan would help as the layout seemed complex when we first arrived. Bedroom near lounge needed a thorough clean tissues left near wardrobe and face wipes at side of sink.

The house was stunning, we were a family of 7 adults and 4 children and we all had plenty of space for meals, relaxing and lots of space for the children to play. Great location, 15minute walk to the lake for boat rides and local restaurants and shops less than 5minutes into the village. 100 would book again.

We really enjoyed our stay! The house is fantastic, and the house is located superbly for hikes in the Lake District. We travelled as a group of 10 4 adults and 6 children, and the house fitted our needs just perfect. We highly recommend staying at Dixon Court.

Cottage was awesome but the sauna didnt work. We called maintenance and they couldnt fix it Other than that it was perfect in every respect.

Overall, the stay was great. The kitchen was wellequiped and good for cooking for a large group. The table was also great for playing games. It was a brilliant location being in the centre of Ambleside which is perfect for a large group. I will say, it is not catered for 12 adults as the bunk beds were for children as they couldn't take much weight so the lightest in the group needed to sleep on these beds. We also found challenges with having 2 toilets for the 10 people that did not have their own private one, we had issues with a blocked toilet. Maintenance came out quickly but they were unable to fix the issue.

As a family of six adults and four young children and dog we thoroughly enjoyed our stay at Dixon Court. It is a wellsituated, bright, wellequipped, comfortable flat, though because of the arrangement of rooms we did find the temperature varied somewhat between, say, the upper floor and the lower floor at times. Other minor quibbles included trying to adjust to the low beams over the bed in the top bedroom heads were banged several times and the absence of a toilet on the main floor emergency dashes with young children up or downstairs were needed on occasion. Ive scored 9 as a recommendation simply because I can imagine some people having difficulty with the three flights of stairs if you include the external flight and possibly the walk from the adjacent car park, for which you must remember to buy tickets in advance to get the cheap rate.

I booked Dixons Court a year ago on 17 January as a venue large enough and comfortable enough for my family who would be travelling from America to spend Christmas with me. For 3.5k I had quite high expectations but they were not matched by the reality. Firstly the property was extremely cold on arrival. The thermostat when we finally located it was set to 17' and throughout the week continually reverted to that figure. Its positioning, just above the radiator in the dining room, meant it switched off whenever that radiator heated up leaving the rest of the house cold. We learned that we had to keep that radiator turned off. The top bedroom didn't heat up at all. After a couple of days of our guests being cold up there I managed to bleed the two radiators. That seems to me like simple maintenance that should be done by the owners. On Christmas Day we woke to no heat and no hot water. I again contacted Sykes but again got no response. Eventually one of our party with an engineering background worked out that it was because there was not enough pressure in the system and managed to get it working. None of us were impressed not how we expected to spend Christmas morning! More minor concerns the stove drove us all mad! By the end of the week I had learned how to use it reasonably well but it is not suitable for use by many different nonexpert users. Generally the kitchen was inadequately equipped for a party of 11. We managed to produce all our meals only because we had brought a lot of our own equipment. There is no WC on the 2nd floor and just two WCs on the 1st floor serving 10 people. We would have grumbled about this even if they had both worked but the one in the bathroom continually got blocked. The presence of a plunger indicates that it is a recurring problem. Why has it not been sorted? I spent much of my Christmas week unblocking a toilet! I could go on. We put our most senior couple in the top room because of the ensuite facility but they couldn't use the bath and the bed was too low and they cracked their heads on the beams, .... and all the stairs. So to sum up. The price indicated comfort and luxury that was not present. The written description is inadequate. The managing agents were worse than useless no response to phone calls or messages.
Exactly as described
We had a fabulous stay, property was lovely and immaculately clean. There are lots of stairs and rooms are on different levels, plus its a short walking distance from the car park, but we understood this when we booked. Close to the town centre and walking distance to shops and pubs which was ideal. We paid for the car park using the pay by phone app and some of us got the early bird, but other members of the party were charged full price and we couldnt figure out why. Only problem we had during our trip was the dishwasher wasnt working we only realised this after wed fully loaded it. Overall a lovey stay, really great space and the added bonus is the sauna. Thanks

Worth noting somewhere to other customers how many stairs there are! From the car park to the house as no toilet on the living area floor and outside steps to the property are steep! Some people may not manage this Perfect location in walking distance to main town. ! The car park does get busy just outside, others in walking distance though but would recommend to drop bags off first for ease! This time of year, heating didnt need to be on in all rooms! It was like a sauna without the sauna initially
Dixons court was a very clean cut, modern apartment to stay. right in the middle of Ambleside with plenty of food and drinks places nearby.
Overall a lovely place to base yourself to explore the area. The 9 of us had a great stay. The kitchen and the bathrooms were very good. Lots of space for wet weather gear and boots. Things that could be improved the sofas in lounge and some of the beds need renewing soon. Bigger recycling bins outside would also be good.

Gorgeous apartment which was as described and was plenty big enough for the 12 of us staying. Great location and cheap parking right next to the building. Only took thing it was missing was a toilet on the middle floor as stated by others on previous reviews. Would recommend.
We came to Dixon Court for a big family reunion. We found the place wonderful lots of space, very pretty decoration, cooking and dining area offering a natural and very pleasant centre.
Fantastic house we all loved it. Perfect location would definitely recommend it.

Dixon Court was a wonderful home from home in Ambleside. The property was clean and extremely spacious, with all mod cons. The sauna in the house was such a great asset and very welcoming after a day of walking in the rain. There are great restaurants, pubs and shops on your doorstep, making this house a fantastic base. The only downside was trying to secure a space in the North Lake Car Park daily as this was very popular. We ended up parking opposite the Garden Centre, which was about a 10 minute walk away. Parking in the Lakes is problematic at the very best of times due to the amount of tourists so this is to be expected. We had a wonderful week at Dixon Court and despite the lack of parking adjacent to the property, we most definitely will return. Thank you!
Would be helpful if tea towels were included, also some dish washer tablets and bin bags. Otherwise we had a very pleasant stay. Despite being on a main road the apartment was quiet. Handy for getting some food shopping, pubs and cafes, restaurants only a short walk away. Despite having to park on public car park this wasnt a problem, we always found spaces, however, this could be a problem at a busier time of year.

Brilliant property and fascillities only slightly let down by no toilet on the lounge bedroom floor. Constant up and down stairs for the toilet, whilst keeping you fit gets tiring by the end of the week. Overall a fantastic apartment in the heart of Ambleside made a family get togethercelebration fantastic. I would highly recommend to anyone.

Some bedroom furniture needs attention. There were wires showing in room with bunk beds .They could easily have been reached by children from top bunk.This needs a cover asap.

We spent a week here in March and absolutely loved it. The flat is so much larger than it looks on the pictures and we had ample too much space for a group of 5 people. The flat could easily fit 12 people. The location is perfect for both local hikes and casual wanders around town. Although we had a particularly rainy week, we braved the wet and cold as we knew we'd come back to a warm living room where we could cosy up with some local bakes from The Apple Pie and have enough space to read and play board games. Already dreaming of coming back in the future.

We booked a 3 day mini Christmas break at this beautiful apartment in Ambelside. The first word we said when we entered the property was wow We were 6 ladies wanting to do some walks and this place was highly suited for that. We arrived early afternoon to snow covered mountains. Absolutely beautiful. We were not disappointed. The accommodation was perfect. 5 gorgeous bedrooms with great views off the dining room. The apartment was well equipped with everything you need for a few days away or longer. A super wine cooler which came in very handy. All the bedrooms were beautifully furnished to a very high standard and extremely comfortable beds. We cooked meals in the apartment because it just seemed daft going out to the local restaurants when we had that amazing view and balcony to sit on with our wine and take it all in. The log burning stove was also a real bonus. Very cosy in the evenings. Overall a fantastic stay. Very relaxing and would highly recommend this property. Forgot to say a two minute walk to our favourite pub. All us ladies agreed we would definitely make a return visit.
