About The Stables

The Stables is a detached stone-built former country house stables set on an elevated hillside in the Ambleside area of the Lake District. This spacious property sleeps six guests and offers panoramic views down the Langdale Valley towards Wetherlam. The house sits in its own south-facing terraced garden with ten acres of private hillside woodland accessible through a separate gate.

Three bedrooms accommodate six people. The main double at the end of the house has an en-suite bath with hand-held shower. A second double accessed via stairs from the snooker room features a walk-in shower en-suite. The twin bedroom also includes a walk-in shower en-suite. The recently fitted kitchen is exceptionally well-equipped with gas oven and hob.

A separate games room houses a full-size snooker table plus a hidden bar behind wood panelling. The leisure suite contains a sauna and wet room.

Came back last week from this beautiful accommodation. We all absolutely loved everything about it, we will definitely be booking again. 5star highly recommend
We had s wonderful stay at the stables. Arrived to a clean house with lots of space. The lounge had the most beautiful views through floor to ceiling windows even had a flypast by a local buzzard. Fantastic sofas and a log burner handy for our winter stay. Enormous well stocked modern kitchen & utility area. In addition enjoyed the games room and sauna. Only used the car once as it rained as there are so many accessible footpaths from the front door to Ambleside, Grasmere, Elterwater and the tranquility of Loughrigg Tarn. We were lucky with our January weather for winter walks but you will be in for a treat if you book this property in the summer soaking up the sun on the terrace enjoying the views. Highly recommend and it was a great week to celebrate my wifes 60th Birthday.
Lovely house, fabulous location, sauna is a great bonus. ...we have booked back for the same time next year! A separate dryer would be a good addition, not a criticism just a nice to have given Lakes weather

A wonderful property centrally located for visiting a large part of the Lake District. We had a fantastic time. Thank you. Would have given top rating for comfort and maintenance but for the noisy boiler situated immediately below the main bedroom.
The property is really lovely, and one of the nicest we have ever stayed in. The kitchen is well stocked. We very much enjoyed our stay there and the views although partially obstructed by trees. It could do with a deep clean but the important places were very clean like the kitchen and bathrooms. We would definitely stay again and this has been the nicest place we have stayed in the Lakes. There is no welcome pack so bring what you need including washing up liquid!. I would definitely recommend it and I can see why it is usually booked up.

The property is lovely and in a perfect location with fantastic views. The facilities in the property are also very good, especially the pool table. The sauna was also an attractive feature however, we were unable to use it as there were no instructions available on how to operate it. The TV and fire stick remote controllers were not working so we couldnt use the tv, blue tooth speakers or the dvd player. In addition, the house could do with a deep clean as there are a lot of cobwebs throughout. I know its the countryside and you cant avoid spiders, but the number of cobwebs didnt instil confidence in cleanliness. The toilet in one of the ensuites wasnt working on arrival. We only realised this after using it and then discovered that the water supply to it had been switched off, so property management were clearly already aware. If it wasnt possible to fix the problem before our arrival, it would have been helpful to have been informed. I called Sykes and the lines were busy so I requested a call back. No one from Sykes contacted me during our stay, so I left a note for the cleaners to let them know. The above issues are such a shame as the property itself is very nice.

Non functioning washing machine non functioning toilets leaking kettle no oven gloves poor standard of cleaning property photographs need updating on site as trees and shrubs now obstruct any view and garden is overgrown. This is an expensive rental one would think it reasonable to provide a few tea bags and a bottle of milk ?
Lovely place, well equipped. Smoke alarm malfunction correct quickly. Maybe a welcome pack tea bags, milk, etc would be nice for arrival. I didn't realise this company was part of Sykes until I phoned in I determined to never use Sykes, after I had to fight for two years to get my money returned, that they had wrongly taken. So I dropped three stars for the deception.
This is my second time at this property. There are lots of fantastic positives about it the downstairs layout, the view, the garden etc. upstairs the bedrooms are spacious but the beds could do with an upgrade. The doubles are quite small, a king size would easily fit in the space. Two of the ensuites are small but water pressure is good for the showers. The kitchen is incredibly well equipped. The best Ive seen in a rental. A few negatives this time that could be very easily solved. The whole house could do with a spring clean. There was a strange smell in the lounge so I moved the furniture to see if I could find the source and the dust was immense. I never found what was causing the smell so settled with lighting a candle instead. Other easily solved issue was light bulbs. So many were not working. Not a major problem as was there in summer but someone should just check them and replace. We had a great stay here despite the wet weather. Even on a wet day the views are awesome!!!

The main bedroom mattress was old, and impossible to sleep on, hence using the twin beds. Wed happily stay there again but not until the mattress is changed
Firstly such a beautiful house in a fantastic location. We found the gated entrance to the property extremely tricky and getting two cars in was very tricky. Lights or reflectors on the gate sides would be beneficial in the dark. The outside light did not work so torches were necessary as it was pitch black in the evening. The lounge and kitchen were great, and well equipped. Shame there was no welcome pack which is always appreciated but none here. A cleaning pack of a couple of bin bags, a J cloth and 5 dishwasher tablets was all we got. Some washing up liquid would have been useful. We were two couples so we drew lots for first dibs of the bedrooms. Bedroom 1 with double bed and ensuite was chosen by our friends which was a good choice but the plumbing in there was very very noisy! We initially chose the far end bedroom as it had a double bed and an ensuite bath which looked very fancy but was pretty hopeless to use. The shower was over the bath and just a mixer tap affair. I did attempt to have a bath but struggled to get out as the sides were so high! Definitely not for an oldy like me. We didn't realise the middle bedroom with the two single beds had an ensuite until we had a nosey round and found a separated shower from the basin and toilet behind a false wall behind the beds. We therefore moved into that room. The shower was very good but we think the pump is on the blink as it would set off randomly. The PlayStation ad a red ring of death and didn't work. There was no remote for the Firestick upstairs. It sounds like I'm just a moaner but to be honest all these things are just small niggles. We had a lovely time with some great walks. My friends enjoyed the sauna and the snooker table.
Fantastic short break of 4 nights in The Stables. Absolutely wonderful property, everything you could ask for. Comfortable beds, great facilities, including sauna, small gym, snookerpool table, every cooking utensil you could think of, spotlessly clean , totally private with wonderful views, all makes The Stables one of the best breaks we have had. Dog friendly too. The property was nice and warm on our arrival, we would definitely love to come back. The house manual explained everything perfectly and great thought has gone into making this property very special in great detail.

Lovely quiet location gorgeous views well equipped kitchen ideal for two families with one child each. As previous comments beds are a little on the small side and shower in main bedroom is not worth using no pressure.But saying that would return again it so peaceful.
Stunning property and location situated in close proximity to all the activities walks, town etc. a very warm loving home where you feel at home as soon as you walk in the door. We couldnt find the welcome pack when we arrived which caused a few moans not being able to get on the internet but we found it the following day behind the place mats. Cant find any negatives with the Stables even the cleaners were polite when we checked out.
The Stables is in a lovely location and is well set up, the views are fantastic and you can walk from the doorstep. Sadly the house was let down by its upkeep. Firstly the house was dirty, with cobwebs all over the place, the carpet from the kitchen into the master bedroom was filthy. I ended up getting the vacuum cleaner out and trying to get as many of the cobwebs as I could and giving the carpet a good going over. The house really needs a deep clean and a through inspection. The middle bedroom shower was awful and made an odd noise Id guess the pump is shot but Im not a plumber. There had clearly been a two cafetires but as neither had the glass, and just the plunger and holder it was frustrating. Outside the step up to the patio had fallen apart and was unsafe. The hand basin taps all had their own issues and the sink in the mast bed ensuite didnt drain properly. The heater in the snooker room also didnt work. There were numerous other little issue but all point to a lack of regular maintenance. I know this sounds like negative feedback but given how lovely both the house and setting is, and its price point, it should be better. Other than that we really enjoyed our stay.
Our stay at The Stables was unforgettable! The position is incredible and many beautiful parts of the Lakes are accessible from here. The huge windows along the front of the house are perfect for enjoying the view. It was a wonderful place to return to after a challenging day walking and it was equally a great place just to spend time together, playing games and watching films, on a drizzly day. We were spoilt for choice regarding food in the area, enjoying takeaway fish and chips on the first day and an evening at the Old Stamp House on the the last day. We were all very sad to leave and very much hope to return. The holiday at The Stables definitely ranks among our favourites anywhere, ever!
Lovely dated property sitting in a fabulous location with such great views! The house was clean when we arrived and we didnt have any issues with any of the appliancesfacilities! The sauna is a great addition for relaxing after long walks during the day. Only downside would be the mattress in the bedroom above the snooker room, didnt get much sleep most nights I was using it. Would recommend to family and friends and would also consider re booking in future!
We had a great stay at The Stables, the property was very clean and tidy with great facilities. We were lucky with the weather so especially enjoyed the outside space with fantastic views. The location was also perfect for exploring the Lake District and nearby Ambleside. Would definitely stay again and recommend!
What a fantastic cottage. Perfect location with walks straight from the door. The views were amazing, even on a gloomy day. The kitchen was very well equipped, the lounge spacious yet cosy. The addition of the pool table was a huge hit with our teens. The bedrooms are all a really good size, and the shower rooms were a little gloomy but its an old building and they are built into the roof. The water pressure was great, perfect after a long day out. My only slight issue, which may stop is from renting it again were the beds. They were comfy but just small. I would expect at least a king size bed in the rooms when renting this standard of property, and there is plenty of space to accommodate these. Were quite short people but we still felt a little cramped in the bed. Overall, excellent!
Lovely property. Nice personal touches . Very happy with our stay would definitely stay again. Would have been useful to have known that there was a cot, high chair , hairdryer etc I was only told there was a cot. The middle bedroom toilet door was closed when we arrived and wasnt found until near the end of our stay ! A little inconspicuous Thank you for letting us share your home
The property was lovely with lots of space and amazing views. It was brilliantly well equipped with a great kitchen, and the en suites were fine. We would definitely go again. The only one drawback was the fact that the heating sounded like a jumbo jet taking off at 5.45am. This was solved by turning the heating down, but could be an issue for a winter let. All in all, this was an excellent place to stay.
Great cottage with all main rooms having fantastic views. Lounge very cosy, beds very comfortable and lovely modern kitchen. The cottage is very private and in a quiet location yet near to local amenities. My only comment would be that the mattress and pillow protectors require replacing.

A nice place. Great location. Great for a social event. Issues we could not get the sauna to work. Either it is broken or the instructions are deficient. In the centre bedroom there is a locked cupboard within which a beeping noise constantly sounds. Over all a nice place to stay. Sauna a big disappointment.
The Stables is a very comfortable and wellpresented house in a fabulous location. It suited our needs perfectly. Our only gripe is that we had problems with the hot water system that were only resolved five days into our stay. The response time was very quick but the resolution took longer. Other minor niggles were that only one oven was working and both tin openers were broken. Overall we had a lovely stay and would book again.

Nobody can predict weather conditions. But nobody when hiring a property wants to feel nobody bothered snow conditions forced a tree in the property to fall on two vehicles one with a lot of damage. we were snowed in the property which is no fault of owner we had to clear as much of the tree as possible to try to get vehicles out which we managed leaving the tree in an unsafe position as the property is on a private road my son in law and daughter had to use a plastic shovel and spade to dig tracks top to bottom. Sykes could not have cared less sent out maintenance we cant do anything we havnt got equipment a gentleman from the building site offered to use his snow plough but was told NO private road. I have phoned Sykes each day never had returned call apart from a Frederick emailing stating case closed see ye Insurers. All the years we have booked through them and lakelovers absolutely shocking treatment. Tree still there for next guests. Nobody would have left the stables and other property if road not sorted by my family. The property inside was really nice but I was not impressed with blood stains on one of the single duvets which I found when stripping beds

The house was brilliant amazing views with long picture windows, totally brilliantly situated and facilities were fabulous, with plentiful good cooking equipment if you want to cook and we found the beds comfy. The decor furniture and f&f were comfy and stylish.. Just a few maintenance things need doing which is why four stars on that.,The fan in the saunagym that switches on with the light was making loud screeching noises so sauna use was minimal. The double room radiator is not heating still but as it is above the lounge we were not cold. The lower freezer was thick with ice and the drawers almost impossible to use so needs defrosting badly.The single room that leads up from the billiard room was much cooler as it adjoins an outside door but we had hot water bottles. A few starter logs when we arrived and a pint of fresh milk would have been a nice touch. But these are minor issues it is a fabulous house and the owners are lucky people who have not stunted on making the house a great place to stay and make their guests comfortable as they are given free access to it all. .
The view from this property makes up for the very small issues we had . The furniture and decor are comfortable and attractive. The lay out works and six people can holiday easily here . We all appreciated the sauna an excellent addition. Downside not much sound insulation, the shower cubicles upstairs are very dingy I used the downstairs one mainly . The boiler is very noisy especially for the people sleeping above it . I couldnt get my radiator on in the middle bedroom The snooker room would have been more utilised by us if there were a couple of easy chairs in there . Housekeeping wise lots of cobwebs around strip lighting over kitchen door .and a mop bucket with 2 mops in by the entrance door near boiler had a very very offensive smell we had to put it outside. I found the key safe impossible to use luckily other members of my party were able to . I know Ive listed a few negatives but we all really enjoyed our time here despite all the rain and would not be put off staying again. Thankyou

A beautiful and spacious house with an amazing garden and views. This house has all of the amenities you could possibly need. It is a perfect location for accessing all areas of the Lake District. Will definitely be returning.
We were booked into another property through Sykes and were let down an hour prior to booking in. Sykes identified the Stables as a last minute alternative. As it turned out we loved the Stables the property was comfortable and the views are spectacular. It helped that we had wonderful weather so spent a lot of time walking the fells from the door or sitting in the garden in the evening sun. The beds were comfortable, however a couple of our party are tall and the bedsteads meant they had to poke their feet through the bars or lie curled up. I would also suggest that the showers could do with a deep clean to remove black mold. However, overall it is a lovely property and we had a wonderful stay.
We think this might have been our 6th stay at the stables. Were appreciative of the refurb that the owners have carried out, many thanks. Were looking forward to next time, whenever that is.

We have stayed in the Lakes for many years and this must rank as one of the best cottages we have stayed in. Fabulous view and plenty of walks from the door in a peaceful location. Pool room and xbox gaming area a big hit with our teenage kids. Having a separate boot room area with heated rail below the pegs was a good thought. For anyone wanting Tesco home deliveries, this is now possible to this property we had to get Tesco's to register it as a genuine delivery address as it had been listed as a business premise previously.
A lovely, lovely house in a great location with amazing views. One that we would definitely return to as it was very homely. There were a few small niggles such as the outside light not working and issues with the flushing mechanism of one of the toilets but nothing significant enough to spoil a magic week.

Absolute spectacular last minute find as a birthday treat, stayed at many SC homes in the lakes for over 20 yrs, this ranks amongst one of the best. Will definitely try to come back! Just my husband and I so we felt the luxury of space a big plus. Beds were so comfy, didn't want to get up and the views! Spectacular. Just a couple of negatives cleaning especially in kitchen could have been better, had to go out and buy some cleaning products for grease on cooker hood, dirt and grease down sides of cooker, dishwasher, looked like it hadn't been cleaned there for some time! cleanliness is one of the first things we look for in a property, especially with Covid. Really would have been good especially for the money to have some cleaning products insitu, every SC we have been in provides these as standard. Also could have done with a hair dryer. Sofa a bit dirty and tired now. But like I say we had a lovely time, attention to these points will make Stables perfect!
