This is an exceptional property. Thanks to the owners for having put so much effort into curating such a delightful wellequipped rental. It was totally clean when we arrived and it was so easy to settle into. On freezing days it was lovely and warm. The living flame gas fire could make it as hot as you wnated!! Sorry we lost a door key on Day 1.... but you had thoughtfully provided a spare. A great Christmas stay...you even had sorted a beautifully decorated large christmas tree.

In general a lovely house Top Positives nice layout, lots of pots and utensils for cooking, fire in lounge amazing, great bike storage, location. Top Negatives not enough mugs, why have a coffee machine that you cant buy the pods for locally!, some of the furniture looking a tad tired, garage was very untidy and full of previous guests rubbish! Very hot upstairs and unable to turn heating off Other things to note outside bin is bag only however passersby put empty coffee cups and dog poo bags in it. Finally we use LakeLovers a lot and Ive noticed a lack in welcome packs that used to contain nice goodies in a competitive market I feel for the sake of 20 then this needs to be reviewed.

We had a lovely stay. The house was perfect for everything we wanted from the stay. The location for Ambleside was perfect, just out of town so peaceful but just a short 10 mins walk to all that Ambleside town has to offer. Just a short few steps and you are looking at the picture perfect lake. Easy to get out and about exploring other villages and walks. The house was perfectly well equipped for spending time relaxing and enjoying time at home. For the times you just want to eat in its very well equipped. Love some of the little touches of board games, electricals, hairdryer and straighteners. We will definitely be back to visit and would stay at The Arthouse again for sure! I wanted to share just a couple of snags for you personally, not to post on line or in your guest book which we completed to help others with a few suggestions of places to go. The coffee machine i feel has been replaced and is quite unique so standard coffee pods you can buy dont fit. I had brought my own from viewing the coffee machine from a picture on the booking info, but on arrival it was clear it was a different machine. There was some pods in a bowl provided, but they were not the right ones. If you are going to offer a coffee machine I think it would be good if you could provide details of the make etc on the house facilities description, or even better as it is such an unusual machine, provide a pack of pods for guests to enjoy. The towel rail in the downstairs shower room is not secured properly and slightest touch it falls off. Just wanted to mention as it could really hurt someone, or even end up damaging your beautiful tiles in the shower area. Other than these minor things it was a perfect place to stay. You clearly have a designer flare, the decor was exquisite! Thanks Michelle

A lovely property in an ideal location. Comfortable beds and facilities. Plenty of gamesbooksdvds etc available if needed. We had a lovely week with lots of walks from the doorstep. We had cause to contact maintenance team during our stay due to no hot water. The engineer arrived quickly and was polite, friendly and helpful, within hr we had plenty of hot water.

We had a wonderful stay at The Arthouse. Great locationquiet but just a short walk to town. The house was well equipped with everything we needed and the beds were very comfortable. We would stay again. Couple of minor maintenanceequipment pointsnot to publish but please feel free to publish the paragraph above there was a leak from the water input in the airing cupboard. It stopped and started and we put a bowl there but probably needs looking at. It didnt cause any damage or issues it would be helpful for the main bathroom to at least have a handheld shower over the bath teapot needs to be bigger!! Very very minor quibble I know but thought I would add it in!
The property is well located for easy access to the lake and surroundings. Internally it is well furnished and equipped and provides comfortable accommodation. Externally however there is much on which to comment. What was almost certainly a show garden when the property was new has been sadly neglected with weeds and dead leaves everywhere and badly overgrown shrubs and a neglected wisteria. The much vaunted water feature was not working. The garden furniture was dirty. When the weather is as good as it was for our stay there was little incentive to enjoy a relaxing drink or two outside after a day's walking which is a great pity. A good gardener could make a real improvement with a couple of days graft.

We loved our time at the property. It looked great from the photographs and we were delighted to find that it looked the same, if not better, in real life. Everything works as it should. I'm scratching my head trying to find any negatives whatsoever, but there are a couple of small things 1 We could only find five cups and had to keep recycling them to keep our group of seven teadrinkers happy! 2 The chairs around the kitchen table are heavy and the feet make an unpleasant sound when they are moved. Adding cork 'foot protectors' or whatever they're called would improve this. Keep doing what you're doing. Everyone in the group was more than happy with our stay.

L lovely house the showers are impressive and the under floor heating is great especially return from bike rides and walks. The kitchen is very well equipped with the addition of a slow cooker which was very helpful. We took blankets in case cold in the evening. Not needed as there are plenty.
Nice cottage and excellent location. However the underfloor heating was very warm with poor instructions on how to control it. Also the washing machine started to trip the main fuse on the first day and the electric blinds in the bedroom would not operate. I reported this on Monday morning and their was no action or feedback for the remainder of our stay
Lovely property, our only issue was the bin was overflowing when we arrived on the Friday. Otherwise perfect.
It was very nice, a home from home. It has all the kitchen utensils and more that you could wish for. We will be going back at some point in the future.
