Mostly excellent. As often the case a few minor maintenance issues rotary knob falls off microwave freezer almost too frosted up to use main shower head needs a clean
Second visit to this complex. Lovely apartment in ideal location for the town centre and amenities. Great views and great base for walking. Very cosy and comfortable!
Beautiful well equipped apartment with parking space outside view from ... Beautiful well equipped apartment with parking space outside view from balcony fantastic central to all ambleside has to offer
Lovely apartment and location
We really enjoyed the property it was very well maintained and had all the amenities we needed and the added bonus was the quality of the beds and pillows, which were very very comfortable and provided a good night's sleep. The location of the property is quite elevated above the town centre and there are steep climbs back if you are walking.
I only marked the property down for one reason. The bicycle storage was not very well communicated, and when I eventually got the correct code it was very awkward to get to. Otherwise fantastic property with amazing views over Ambleside. Would definitely stay again.
Lovely place to stay, amazing views from every window. Very clean and just so comfortable to hangout out in. Well stocked kitchen, good parking and walking distance to town. Wonderful stay, we will definitely be back.
Superb cosy property in an excellent location a short walk to Ambleside. Bathrooms and kitchen are well fitted out. Plenty of books and games at the property. Havent played Othello in many years!
Michael
Superb accommodation with far reaching views to the surrounding mountains with excellent facilities and a very nice balcony which really is a sun trap all afternoon. great weather Take the steepish path to the side of the building and you are in the heart of Ambleside in a couple of minutes. Highly recommended !
Lawrence
Bedroom windows were draughty when shut and did not eliminate noise from bars on Main Street, but otherwise a lovely comfortable apartment.
Jennifer
A beautiful clean and well resourced apartment. We thoroughly enjoyed our stay.
Michael
We thought the prperty was well positioned, very convenient for the town and had superb views. The flat itself was very comfortable, well equiped and a pleasure to stay in.
Rothay was a delightful apartment. Everything you could wish for. Clean, very well equipped, comfortable beds and fantastic views. Easy short walk down into the town but the path is very steep with a handrail. Parking spaces are provided. A little narrow and would benefit from some slightly wider disabled ones. We had a really lovely stay and will be back

The apartment had everything we needed for a lovely clean and comfy 5 night stay. The balcony is a lovely place to enjoy a cold drink whilst enjoying the beautiful view out over the town. Ambleside itself is a beautiful little town with plenty of places to eat and drink.
Rothay 14 is beautifully situated overlooking Ambleside. The cottage is spacious and well equipped. We loved every moment in the property and hope to be able to return again at some future date. Even though the weather was mixed nothing spoiled the pleasure of staying in this warm, comfortable and spacious cottage. The selection of books both for reading and about the area of the lakes was excellent.

The air fresheners were a bit strong and the living room windows are very bright at certain times of the day. Everything else was excellent!

A bit dated now, plugs need usbs main bedroom has plug and light switches in headboard? ???? No plugs by bedside table.usbs Advert needs to say 2 bathroom but no ensuites. Clothes washing machine un useable it stinks, mold mildew Other than that its a lovely location over looking the town
We will be back! Really lovely apartment, perfect for our needs 2 adults, 1 child of 8yrs. Great location, handy for centre of Ambleside via steep pathsteps from road. Kitchen very well equipped, comfy beds, 2x large showers. Provision of maps, books, games all much appreciated. My daughter wants to move in
Christine
We lived in Ambleside for many years and the view from our home was also of Todd Cragg & Loughrigg but the view of them from from Rothay 2 is stupendous. The accommodation was first class, we have never before experienced such a well equipped holiday rental, and we have visited many.It is obviously well loved by the owners. The weather was pure Ambleside but apartment made up for that. Christine B St Marychurch,Devon. Not for publication please. Info only. The narrowness of the parking spaces gave us some problems as we were sandwiched between two SUVs. We made use of a visitor's parking space when necessary. Unfortunately there wasn't a Parking permit in the apartment, nor a visitors one either we made up our own. The cleanliness of the apartment was very good indeed though the balcony had not been swept or the patio door wiped around. The two plants had been very neglected. I watered them well but one I think is unlikely to recover. We were able to log on to Prime as a previous visitor had not logged out but perhaps a Sykes could mention that Prime Netfiks is available but will need personal log on details along with a note to day don't forget to log out.

The property could do with curtains in the sitting room and it is too bright. Cant watch the tv because of the bright light
We very much enjoyed our stay at this property. Well located for the Southern lakes and the apartment had everything needed for an enjoyable stay. Would definitely consider staying here again when visiting the area.
We had an amazing stay last week. The place has fantastic views and is close to Ambleside but yet you cant hear the noise from Ambleside nightlife. We will definitely be back.
Frances
Great place, well furnished with everything and more we could have needed. Will hopefully be back.
Lovely holiday accommodation with excellent views. Well equipped home. I was slightly apprehensive about the heating being electric, but it was very efficient and responsive. No complaints with anything. Will be booking again! Thank you.
Nice property, well maintained, great position. Only downside is the parking.
Fantastic location in the centre of Ambleside with wonderful views across the town and fells. Many restaurants, shops and other attractions to explore along with easy access to hillwalking routes. Anyone with limited mobility or pramyoung children might find the steep but short walk into town a challenge. Very wellequipped, spacious apartment with excellent showers and comfy beds.
George
A lovely property, as described and in a good location for us.
Philippa
The property is just as advertised. The kitchen is very well equipped. It is very nice to have the ability to sit on an outside balcony with a stunning view. The shortest way down to the town centre is a steep slope but their is a rail to hold if needed. The bathrooms are modern . A personal thing I would have liked was a second height position for the lower shower head in the upstairs bathroom and a floor cloth to wipe the balcony furniture with. We throughly enjoyed our stay and would go again. Thank you for the use of your extensive library and local maps.
Anything one could say about the excellent standard of equipment, or the comfort or cleanliness of this property, would pale into insignificance against the frankly superb view over the whole of Ambleside from the balcony and all windows of the apartment. There is a steep walk down to the town and even steeper back up! but even this does not detract from the magnificent vista which awaits ones return. We loved the property and would come back in a heartbeat!
The apparrtment is up a steep narrow hill above Amleside. It is extreamly well equipped and the Dishwasher and smart speaker were very welcome additions. The only comment I would make is that some dim out or black out blinds would be better in the lounge area as the sun shines directly onto the property making it very difficult to see the TV screen. We had a really good two days there and would highly recommend it it you have a car.
Elizabeth
Great location. Comfortable and well appointed accommodation. However curtains or darker blinds in sitting room would be good as during the recent hot weather the living room was very hot. Also a fan for warmer days would be good.
Steven
All things catered for. A comfortable place with such fantastic views.Everything very clean. If we thought oh I could do with a walking stick they had them, ice blocks for a cool box, in fact anything we needed. Just outside Ambleside the Badger Bar for food is highly recommended, especially pies and burgers. I would love to visit this place again.
The accommodation was very clean, comfortable and well equipped. However as my husband and I are both getting on in years and my husband has a heart condition, we were anxious to avoid a property with a steep climb up from Ambleside centre. Although there are various routes from the Main Street up to the accommodation they all involve a steep climb, and this very much limited the number of times we could do. It would have been very helpful if this information had been available before booking. Also it was very difficult to see the picture on the TV when the sun was shining in spite of the blinds being drawn.
Really lovely property in a perfect spot for enjoying Ambleside. Comfortable and clean and just as advertised. Fantastic views from the balcony which is a great place to sit and enjoy the evening sunshine.
In the main everything was excellent. Well appointed, spacious, clean, comfortable bed, lovely shower. To nitpick, the Google Home speaker was a nice touch, but it thought it was in Wyram, which meant that weather reports and timedistance to places were completely wrong. Oh, and while the key code to enter the apartment was provided in advance, another code was required in order to enter the building and we had to phone up for this as it was not provided in the booking information.
