We had a delightful week at this property. We enjoyed watching Wimbledon and the World Cup in the evening and during the day there is so much to do in the surrounding area. We were untroubled by noise from the town or from the other apartments and enjoyed sitting on the patio area long into the evening. The view is beautiful we have already booked for next year.

This is our second visit to the apartment. Nearly perfect, only thing that is needed is a larger fridge and parking spaces narrow but that wouldnt deter us from a third visit.

A lovely stay at this appartment. The views are wondeful. Thank goodness for Lucy as there are a lot of stairs from entrance to apartment. The building is up a steep hill that leads into the town. Super quick but you need to be fit bit for those with any disabilities. One downside is the oven and hob. In a ver tight corner We accidyset off the fire alarms by our cooking. The hobs seem to get very hot quickly. Absolutely put the extractor fan on and open patio doors.

We loved the views of the Ambleside church and rooftops, backed by the fells, from all the windows! The accommodation was spotless and very comfortable, and a short distance from the centre of town but down a steep hill.

Absolutely amazing! We loved everything about our stay. Spotlessly clean, comfortable and well equipped with everything you could possibly need. The views are breathtaking. We stayed with elderly parents and were worried about parking for a 2nd vehicle. Even a permit for guest parking was supplied. Thank you so much precious memories made

Rothay 18 was a great base for a wet week in the Lakes. It is comfortable, spacious and with wonderful views of the fells. The location is superb being a short, but steep, walk away from the centre of Ambleside. Onsite parking and lift access to the property made unloading easy.

Well equipped comfortable apartment perfect for a good weeks walking Great views very close proximity to Ambleside Parking can be difficult if the two spaces either side have large cars which they did at the weekend My car is also large ! I used the visitor parking

After arriving at Rothay18 ,we were pleasantly surprise to find it decorated for Christmas after driving over 300 miles it was a ! Ovely welcome, The apartment was as described by Sykes no hidden surprises all four of us where comfortable during our stay and had a really good. The accommodation was great, it did need a bit of maintenance. It has fantastic views and in an ideal location. One slight criticism is that the fridge smelt of strong cheese. We just tried to keep opening the fridge to a minimum. Saying that, we would definitely stay there again.

A welcome return to this lovely property. As always spotlessly clean, well maintained and offering everything we needed. Ideally situated for the town, local walks and buses which we take advantage of. Beautiful views ,we hope to be back next year.

Overall we had a great stay at Rothay 18. The location was very convenient for access to the town and walking routes with plenty of restaurants and shops too. The facilities were as described well appointed kitchen, linen, towels and comfortable lounge. Nice outdoor seating area to soak up the beautiful views, which we never tired of. The proximity to the town does pose a down side noisy bars on Friday and Saturday night clearly heard from the apartment. Ear plugs are recommended for light sleepers! Being on the ground floor we also encountered some noisy neighbours from the floor above on the first night, but thankfully it was for just one night. Again, ear plugs would be beneficial. The mattress on the king size bed was a bit soft for us personal preference. The pillows were not great at all. Could do with replacing in our opinion. Wobbly single bed frame was fixed with a tighten of a couple bolts. Mouldy sink plug hole in upstairs bathroom needs attention. We arrived quite late having spent 6 hours getting there we would have appreciated handwash or soap in a bathroom as we hadn't packed any. Overall though we enjoyed our stay and would be happy to stay again and recommend to others.

Another wonderful week at this excellent property. Everything one could need and spotlessly clean. The views are stunning.

A lovely well equipped apartment in a great location with views of Ambleside and the surrounding fells from all rooms. Good clear instructions on how to use heating, cooker etc. Steep but short walk into town with all its amenities. Parking spaces tight, luckily a visitor permit is available when inconsiderate parking makes it impossible to use. We would definitely consider booking here again when in the area.

Property selected because of the fabulous views from the lounge diner and bedrooms over Ambleside to the fells, and also location only approx 6 mins walk down to the town. Very comfortable beds and excellent modern efficient showers and big bath.Secure accomodation. Parking on site for one car. TV could be larger and a Smart TV and cooking hob needs to be replaced with an induction hob, otherwise very enjoyable stay and we will be back!

We really enjoyed our stay. Very many thanks. The one tiny problem we had was reaching the cupboard shelf where the cups are. I had to climb up on a chair.

A fantastic, well equipped, comfortable apartment with just a short walk to the centre of Ambleside. We spent all our days out hiking and exploring without any need to jump in the car due to the apartment's great location. Due to unprecedented heavy snow we had to extend our stay by a night as the roads were impassable. The apartment owners and property management company were fantastic and extremely helpful throughout, I can't thank them enough. They turned what was a somewhat stressful situation into a great and memorable end to our trip.

Fabulous property, spacious, light, geat views, quiet, everything you could need, great location although very steep path leading up from the town. I asked 2 questions before our stay which were never answered. Is there a freezer? A small icebox in the fridge. Are there blackout blinds in the bedroom? yes

What a beautiful apartment! Amazing views across the hills and over the town. Everything you could want for a restful stay, comfy beds, well equipped kitchen area, Fire stick to use with the tv. Peaceful location with private patio area to enjoy the sunset over the fells in the evenings. Some general noise from the traffic through town and the pubs below but not beyond closing time. Ambleside has lots of great places to eat and even a cinema as a rainy day option. Great place to explore the Lakes, lots of walks from the apartment and short drive to lots of beautiful places close by. Hope to return again for another restful stay.

Lovely Apartment suited our needs perfectly. The only gripe was upon arrival the key lock didn't work and it was very difficult to contact anyone to sort, I was on hold for 45 minutes before speaking to someone who kept asking if I was definitely using the latest email I felt they didn't believe me. They eventually then transferred me to someone else who agreed to contact maintenance. In the meantime our Tesco delivery arrived, so this presented a challenge as we couldn't get into the apartment, Around 5.30pm. Eventually the maintenance man arrived who also couldn't get in, so had to give us his spare key. So we had to share the key, which wasn't ideal as there were four of us going out at different times having to hide the key etc. By Wednesday we noticed the key box had been fixed smell of wd40, nobody told us but at least it was fixed. We had a really nice week and this was fairly minor, but felt it should be communicated.

Great stay, would have been good to know we could have used visitors parking for the second car

The only thing we missed was a washing machine

The toilet had not been cleaned thoroughly and I was unwell on the second day . I was up in the night with gripping pains and the runs and had to stay in most of the next day . We booked last summer and paid top rate , we know the price went down . We accepted this but the huge disappointment was to find the swimming pool a building site . There was only two of us and we had booked this flat for the pool. I have written to Heart of the Lakes but have not yet received a reply .

We had a really lovely week at the property. It was clean and well laid out. Easy to get to and convenient parking although the spaces are very tight, it didnt cause any problems. Its in the perfect location just a short walk into town and access to many walks without needing the car. The views from the apartment are stunning and a shame we didnt get to sit in the little garden. Our only very tiny issue was the symbols on the buttons of the storage heater in the sitting room have worn off so was difficult to work out how to lower the temperature. We turned it off in the end as it wasnt needed because the apartment stayed very warm.

This property was excellent, everything you needed was there, the small welcome cleaning box was great. . Great views, excellent position to town yet very peaceful. The bedrooms and bathrooms fab would recommend this place to anyone and I would book the same place in the Summer cos I didn't get the opportunity to sit out on patio due to weather but in nicer weather the views would be lovely.
