Overall we were very impressed with the property. The only criticism is in the ensuite there was no shower mat. It was very slippery in the shower and there was no soap dish.

We've just got back from a week long stay, and it was a perfect base for our family of 5. Rooms were spacious with lots of storage space, with everything we needed. Great size living area, and excellent location for walking into Ambleside or on mountain walks
Generally the flat is comfortable and the lounge has been refurbished. it is however spoiled by the management company's poor attention to detail. I will explain Weird Fish T Shirt, socks and underpants were left in the wardrobe, all dirty. Dirty linen left in the main bedroom basket. No toilet rolls and only found the dishcloth after we bought some since they were wrapped up in the spare bin bag. Radio does not work and did not work last year. Balcony unusable and was unusable last year too, Planning sought in January 2025 but was unusable April 2024 and before. Heating hot upstairs and cold down which is where you need the heating for bathrooms and bedrooms. bath needs the mastic replacing. Cannot find the bins despite touring round to find them. Some bulbs do not work in the lounge and bedroom. Main bedroom shower trickles and cannot was your hair. 3 bedrooms for 6 people and only one parking spot. We have been coming to The Falls for 30 years, initially Heart of the Lakes and this management company is the worst ever, we paid 840 for 6.5 days which is 130 per day. We will not rent this apartment again.
Nice place to stay, clean and tidy, good facilities, a short walk into Ambleside but remember you have to walk back up the hill, Parking Is a little tight with a big car but you can get it, I would stay there again. would be nice if the owners could give you access to the Vacuum

This property was clean, spacious, warm and comfortable. This is the 5th property was have stayed in on The Falls development, so we were fully aware of the steep walk down into town. The double parking space was useful and rare in Ambleside. The space would be narrow for a large car, but our Golf estate and Corsa fitted perfectly. The listing made it clear that the balcony is currently out of action but this didnt bother us in February! The only suggestion would be please provide more teaspoons.
A lovely warm and spacious apartment, wellquipped for a restful stay. Particularly liked the covered parking, where we happily left the car for most of our visit exploring the surrounding area by foot and bus.
This property was perfect for our family holiday. It had everything we needed and we all literally felt 'at home'. We love visiting the Lakes and Ambleside is a great base town fir exploring from. We would definitely recommend this property and will hopefully be back ourselves soon.

After a difficult journey with heavy rain, accidents and motorway closure from our home in Essex, it was great to arrive at this spacious, light and clean apartment. It was well equipped except for some kitchen items viz no washing up liquid although a scourer was supplied. Not all items can be cleaned in a dishwasher and it's not always convenient. We used the handwash instead! No rinse aid for the dishwasher. We have stayed in many selfcatering properties over the years and these items have been supplied in addition to, often, a food welcome pack with tea, coffee etc. It almost seamed mean not to do this. Also the kettle lid needs replacing as it was in 2 parts with the bottom falling into the kettle.

We really enjoyed our stay at ghyll view. The kitchen was well stocked and there was so much space for us 5 adults and my toddler to enjoy. The property is well decorated and was lovely and clean on arrival. The location was fantastic, it was a 10 minute walk into the heart of ambleside, and 30minutes to the pier. Plenty of parking around the property also. It was a fantastic base for our trip exploring the lake district. I would definitely recommend, amd would definitely stay here again.

Overall extremely happy but information about parking space should mention width restrictions. Don't think large SUVs would fit. Also it would have been nice to have been left hand soap, a few tea bags, pint of milk and a packet of biscuits just as a welcome after a 300 mile journey .

The property was advertised and featured photographs of a balcony overlooking the Ghyll , when we arrived there was no key for the door , over the next 3 days we spent time on the phone , live chat , WhatsApp etc to be told the day before we left that the balcony was out of bounds , understand these things happen , but the multiple calls and messages not being returned was extremely frustrating, this included by daughter managing to get through to your call centre only to be told that due to data protection they could not discuss the booking with her ! Ridiculous , communication very poor
Spacious and clean apartment with good shower and bathroom facilities. The beds were comfortable. The kitchen was extremely workable. Walking boots and coats had their own special area in the entrance hall. Ghyll view was a great location being so near Ambleside and Stockghyll Force. The television and dvd player, and board games were useful entertainment in the evenings. We had comfortable and happy stay.
We loved our stay at this property. Toasty warm and the Christmas decorations were very welcome. Comfy sofas, big telly, spacious, all within easy walking distance of the town. Our only negatives relate the the 'estate' of the Falls. The road to the property had not been cleared with thick snow making it difficult to get to the property. Also some of the road lights were out making walking at night tricky particularly with the snow and ice

Lovely property
Overall lovely holiday apartment. Entrance up half a flight of stairs to a well equipped kitchen and large living area with dining table. Downstairs to three good size bedrooms, one ensuite and a family bathroom. Pros Very well equipped. Beautifully clean. Nice furniture and furnishings. Luxury clean deep living area carpet. Good quality bedding and towels. Modern smart TV WiFi just about adequate unless you are a teenager! Good location for walking into town or out on excellent low and high fell walks from the doorstep. Quiet location Cons Poorly ventilated downstairs bathrooms with obvious long term condensation problem. Very strict instructions and threats to withhold deposit if bathroom fans not used. We obsessively ran the bathroom fans for over an hour after showers and opened all bedroom doors and windows to help air the bathrooms but condensation levels remained high and this felt like a real chore everyday that should not be a concern on holiday. Washerdryer advertised and we packed clothing expecting to be able to use this however washer very poor at spinning clothes and even an hour in the dryer didnt dry clothes. The last things the property needs is wet clothes drying so we ended up making do without washing clothes as planned. Parking spot is very narrow between wooden car port supports. Had to fold wing mirrors every time and edge in and out. Made even more difficult by neighbouring spot being double parked so difficult to approach at exact straight angle. Outside rubbish bins and recycling boxes all full, spent latter part of holiday trying to find public recycling facilities. Be aware very steep walk or drive home each daynight but the hills are what attracted us here!
Ghyll view is ideally situated for lots of walks and going into Ambleside. Its was very clean and tidy upon arrival and way to find on the Falls complex. It has everything we needed for our stay and would recommend the cottage for a stay in the Lakes.
Lovely quiet location , only 10 minute walk from beautiful Ambleside. Property spacious and comfortable. Towels were provided although not clear in description. WiFi and TV worked well. Up a steep hill but its not too far so not as problem for us. Great base for exploring. Lots of walksruns straight from door. We took advantage of the capped bus fares so left the car at the property most of the week. Easedale Tarn from Grasmere and Wansfell straight from door both lovely walks. Or just a stroll round Rydal water. Lots of lovely places to eat and drink in Ambleside and surrounding TownsVillages. Via Ferrata and Sailing lessons at Derwent water Marina were both great activities for our two boys. We got the weather so had the best week.
Lovely property let down by the state of the windows filthy with a couple of handlesstoppers missing. According to a notice on a post outside, there are plans to replace the windows in most of the apartments, but meanwhile..........

This is a really nice property that fitted our requirements well and we would stay again without hesitation. My only gripe was that cooking utensils were limited with small pans and no vegetable peeler although there was the biggest slow cooker I think I've ever seen and that other than plates, I don't think that there was 6 of anything that matched and it felt like the property was well overdue for a stock take followed by a trolley dash in Wilko's! Netflix with nice big TV and sound bar made evenings in a pleasure. Well recommended.

We have been staying in different properties in this location for a number of years now and always love to return to the lakes and Ambleside as a family. We did however have a few niggles with this stay. When we arrived at the property we noticed certain areas appeared a bit grubby, surfaces in the onsuite bathroom could have done with a wipe down, the other toilet had not been cleaned satisfactorily as evidenced by the remnants of someone elses bowels! Even things like the dishwasher having not been emptied was not the best first impression. There was no kitchen basics provided not even salt and pepper, which is disappointing. There was no hand soap in either bathroom which is normally provided as a basic in other properties we have stayed in over the years. Something we found particularly disappointing was the total lack of any tourist information for example leaflets for local attractions, address of nearest supermarket, wifi code, restaurant recommendations etc. Again I assume these have all been removed due to the covid pandemic but feel they could be reintroduced now or if it is still perceived as too early by the owner then I think an email with such information included would be well received and particularly useful to those who are new to the area. I would also assume a property with 3 bedrooms in such a location would regularly attract families to stay. Simple things like a couple of plastic cupsplates etc would certainly have been useful if they had been provided. Finally, we were disappointed about having to remove the bedding before leaving to us it feels a bit cheeky to insist on this considering the cost of the place is not exactly cheap. I assume it is something that was introduced due to covid, but feel it has been continued just for the benefit of the cleaning company. It is certainly not something we have come across in other places recently. I would like to note that we had no problem with the shower pressure so that issue mentioned in previous reviews must have been repaired. The apartment itself is nicely decorated and furnished to a high quality, it is just missing the finishing touches and a bit of love and care!

Very well appointed accommodation and in a great location for the central lakes area. Great to be able to walk into Ambleside in 510 minutes but far enough to get away from the bustle of the town. Would definitely recommend
Absolutely amazing stay at Ghyll View. Really spacious and comfortable for all the family. We had an amazing time and the property was very clean, kitchen was very handy and accessible. Great facilities, TV had lots of apps and things to watch. Lovely dininglounge area. En suite shower in double room lacked pressure but we were happy to use the other one. Thats the only small negative we have to say! Brilliant location from Ambleside town too, would 100 stay again.

The property was very spacious and well located with lots of storage and it was great to find so many hangers in the wardrobes. We had two issues unfortunately, the electric shower in the main ensuite shower room was barely working and the water pressure was so low. The most disappointing aspect was the poor cleanliness, there was alot of cobwebs and dust throughout the property, hanging from ceilings, behind the curtains and on the extractor in the kitchen to name a few locations. We still had a great time there and it was perfect for the five of us who stayed there for the week.
The downstairs level had a strange smell emanating from one of the bedrooms. .. Couldn't determine whether it was mould or something more yuk... However, suggest you sort this out for future bookings.
The apartment is well situated and the rooms are in general fairly spacious and although the kitchen is not big, it is a sufficient size and well appointed with deecent quality equipment. The apartment is also clean overall but although pets are not allowed it is noted that the owner takes hishers which is evident from the white animal hairs found in the carpet near to and on the sofas....it is appreciated these may be difficult to remove and a deep clean may be reqiured for this. Aprt from that we would use the apartment again.
Comfortable cottage in a good location for exploring the Lake District. Spacious entrance hall to change out of walking gear at the end of the day was useful. You can hear people walking about in the overhead apartment which got annoying at times. We had an enjoyable week away and the cottage was warm and cosy to return to after days out.
We had a great week despite the weather! ! We loved the entrance to the apartment where we could comfortably take off wet coats and footwear! The little stool was particularly useful! We were rather sad the weather was never good enough to sit on the balcony!!!

Overall the Cottage was what we expected, we've had two other properties on the Falls. The one thing we were not happy about was the extractor fan in the on suite bathroom. At first we didn't know what was causing the reverberations in the lounge wall. We thought it was an adjoining property. But being a property maintenance engineer, I tracked it down to the extractor fan. It could be the bearings are gone. Also the over run was at least 2030 mins long, which if you use the toilet during the night it kept you awake until it went off! Because of the noise we stopped putting the light on at night, which in itself wasn't very safe. Another Idea, why not put the extractor fan on a separate pull cord? Or put a small mirror light that doesn't run off the same circuit. This problem needs to be addressed, as I'm sure other tenants has reported the same problem. We will not book this property again!

The accommodation is ideally set for exploring Ambleside and the greater Lakes area and it was lovely hearing the stream nearby, however it's not the easiest to find once you're in the development which is set beyond some residential properties so a map of the development would help and although a short walk to town, it is via very steep hills, so not ideal for elderly, frail or those with mobility issues. Luckily we're a family with youngish children so it was fine but with the only toilets downstairs it's upside down accommodation, steep hills tofrom town, and a steep climb to unit from car and steps, it should be listed as limited to those with good mobility. The balcony could only realistically comfortably fit two children or one adult, which was disappointing when the accommodation is available for six people, which there was in our party. The balcony, entrance steps and balcony had not been cleaned in ages, there were visible cobwebs along curtain railings etc and the ensuite bathroom although large and modern, needed a refresh in the shower. Otherwise it was generally comfortable, clean and light accommodation with a spacious lounge, it was just the attention to detail cleaning which was lacking, which was surprising in current circumstances. However, good facilities, space and lovely location.
The accommodation was clean and tidy the only disappointment was that it obvious that the light bulbs arent checked, there was five not working in the living room and one in the master bedroom, not sure about the other rooms. When I looked at them they were thick with dust and cobwebs so havent been checked in a long time.

Lovely stay in a spacious property which included all needed facilities. Beds were very comfortable and bathrooms and living area had lots of room. Oven was problematic as the shelves do not fit properly and therefore cannot be easily moved about. Cleanliness was acceptable but did not feel as though a deep clean had taken place whilst shut down carpets in need of a deep clean, cobwebs in kitchen. Ideally located for walks both from the doorstep and slightly further afield. Parking, although providing two end to end spaces, was very narrow.
