Very nice property well located 5 minutes from the town centre and local pubs etc. Property was warm and welcoming and comfortable, and matched the description well. Lots of good walks close to the property so car could be left in the parking space allocated Happy to revisit again in the future
Well positioned for walking to the centre of Ambleside and also the surrounding fells. Parking was convenient. The house was well equipped. The beds were a bit tired and didn't offer much support for stiff backs. Overall the house needed a proper clean the furniture had not been moved to clean underneath for some time. We probably would book this property again.

This property definitely suited our needs for our short stay in Ambleside. The location was excellent, as it's only a short walk into Ambleside and beat of all, has it's own car park space. Having seen other people arrive in holiday cottages with no or little car park spaces, we realised how important this car park space is! The inside is nice enough, and the beds ar extremely comfortable. The shower was surprisingly excellent! It has no garden sadly, but that didn't matter. The interior isn't huge or fancy, but it suited our needs for a short stay

Sykes impossible to contact to discuss the lack of garden as advertised, refused full refund and did not want to accommodate elsewhere. Tried to message to let someone know we arrived and checked out. Despite this the property itself was very pleasant and comfortable. Close to the town centre and in a lovely quiet area. Basic necessities like kitchen roll, toilet roll, condiments and complimentary coffee tea and milk on arrival would have been a bonus after travelling for so long before needing to go out to buy everything needed. Dishwasher tablets in the cleaning kit would be useful if there was a dishwasher.

We had a great stay again at Ashness, an excellent base for exploring The Lakes and very convenient for Ambleside. A fair price for the facilities on offer.
Lounge carpet was stained and not that clean for a carpet that was new two years ago. oven could do with a clean as the smell is evident when you enter the property. Double bed mattress is very soft and not great for the back. Location great, this was our third year in this property, first time without a dog.

Very nice and comfortable house, and the location is perfect. However, during our stay, we found some inconveniences due to the lack of basic supplies such as shampoo, shower gel, and a hair dryer in the bathroom, as well as dishwashing liquid and kitchen paper in the kitchen. Aside from that, everything was amazingwe really enjoyed our stay and would definitely recommend the house.

Everything was perfectly as described, excellent standard of cleanliness throughout and great proximity to centre of Ambleside. Some more general info at the cottage itself would have been helpful such as wherewhen to put the refuse out and location of wifi code virtually hidden in visitors book. Other than that, all superb.
A cracking little house in a terrific location. Everything about it was spoton we had a great stay and will definitely return to this property. The only tiniest of niggle was the location of the wifi info it could do with greater prominence. It's written in the corner of a page of the visitor book in such small writing that I managed to completely cover it with my not particularly large thumb while leafing through the book in search of it. Took me an age to eventually spot it. Maybe a small notice on the dresser would be helpful.

Could not find a WiFi code. Could not work out the heating which came on during the evening and was very hot. Other than that, good location.
Lovely cottage however said there was an outside space and dog friendly, which I mistook for an outside fenced garden. We didnt find any instructions about what to do with the bedding or where to put the rubbish out? Lovely lady in office opposite advised us. Beautiful place to visit so close to Lake Windermere, ideally situated.
Location was fantastic by car you have Keswick 30 minutes away, Windermere & Grasmere 10 minutes away. Then you can park outside holiday cottage and walk into Ambleside within 10 minutes. Holiday cottage was spacious in all rooms and really lovely. I would say it does need a full redecoration, it is very yellow and the sofa chair in dining room are not comfy at all. Also, no garden as it does state, so if you do take a dog you'll be walking round the grass round the corner. But for the price paid, parking and comfort of the cottage I would 1000 book again.
Would have liked clearer instructions regarding the heating. Dishwasher would have been more useful than a washing machine. Generally a lovely cottage and very comfortable stay. Thank you

Very disappointing would not revisit this property without reassurance that the leak problem has been rectified. We visited this property in Feb 24, & having read the review by Eric dated Sept 2023, we assumed the leak issue had been sorted. However, we experienced exactly the same issue & water poured through the kitchen ceiling, causing the electric to cut out. We had to wait in for a Maintenance visit. We were offered a move to an alternative property, but with only 2 nights remaining, it wasnt worth the hassle. This is a known issue & we were not informed by Sykes or the owner beforehand to be given other options to cancel or rebook. Very little Welcome Information provided about the house we eventually found a small full guestbook, but felt there was a real lack of attention to detail. We had to make 2 calls to Sykes requesting information that should have been readily available. Such a shame, this house is in a perfect location and has such potential, but we will not be returning.
DVD player can't be connected to TV, player is a scart connection, TV is a HDMI connection, other than that comfortable stay.
This was our 2nd visit to Ashness and our last. On Sunday evening water came rushing through the kitchen ceiling for about 10 mins. Lakelovers were called but clearly this was an issue they were already aware of, putting it down to ingress from an adjacent property. Telling us that the property owner needs to resolve this with the adjacent property does not help with our holiday. We were worried it could happen again anytime and also about the safety of the house electrics. We booked this cottage last year and paid our balance in August. As this was a known problem we should have been offered other options to cancel or rebook elsewhere before we came. We paid Lakelovers in good faith for something they knew was faulty.
Lovely property with splendid views and walks near by. Well equipped kitchen, comfortable bed and the shower was excellent. We only had one small issue. There needs to be a welcome book folder with all the dos and donts, we spent quite awhile looking for the WiFi password to then find it in the guestbook guestbook is full so we was unable to leave a comment

The only issue was that some of the doors were difficult to close. Apart from that everything was fine and we had a lovely holiday.
We were very pleasantly surprised with the property. It is a delightful two bedroom cottage style property. The kitchen and all the carpets were new and of great quality, the beds very comfortable. The white bed linen and soft towels added a touch of luxury. The position of the property was excellent just 2 minute walk from the high st, restaurants and pubs. Having a table and chairs outside was wonderful as the weather was glorious we were able to eat outside. I would highly recommend the property and hope to return soon.

This was a return visit to Ashness and one criticism we made previously concerned curtains in the spare room. No linings and curtains are thin so very light from very early morning making sleep poor. Blackout linings required. Only other issue this time would be lack of hair dryer. Other than these points we were very happy with accommodation. Visitors book was full so could not leave comments.
Great location Ambleside has everything u want pubs & restaurants for eating out and central location for all the lakes, parking outside front door, clean & comfortable cottage. Walk up the hill from town centre may be difficult for some.
Do not let negative and picky reviews put you off , Ashness is a little gem, warm and homely , its own parking space a real Bonus on Windermere , clean and neat with stunning views behind it . Its also a perfect distance from the main Ambleside thoroughfare , so nice and quiet but within touching distance . Nice big rooms, a fantastic shower , nice refreshed kitchen and excellent heating . Please think twice when being nasty in reviews, these properties are peoples livelihoods and people have feelings . The staff at Heart of The Lakes are fantastic also , we really enjoyed our stay , was too short and wont hesitate to return . Thank you to all involved .

Fine for a weeks walking and cycling in the Lakes. Clean and tidy with good sized parking spot.
Lovely spot and good facilities very well placed for a holiday let but could do with a new mattress on the double bed and a really good deep clean . There was a lot of dust on surfaces etc .and skirting boards cupboards were extremely dusty. Lights under the cupboards in the kitchen also flicker on and off .

This property is in a great location but needs updating. A new kitchen has been installed, everything else old and tired. It needs a really good clean, cobwebs and dust on all the skirting boards and windows, Carpets had dog hairs everywhere. Old crockery and kitchen utensils, I really suggest they change the cleaning team. Sykes agents should be checking cottages for their standards regularly before advertising them.

My wife and I had the good fortune to spend a week at Ashness, leaving on 14th May. It was so homely, with excellent parking facilities and wonderful views from the back of the cottage up to Wansfell. There has evidently been a lot of money spent on the property recently, the kitchen appeared to be brand new and carpets were freshly cleaned and pristine. There was only one drawbackwe had to face reality and return home after one glorious week. We will definitely return soon. Peter
